MIAMI PLACE TO N.E. 2 AVENUE x The accompanying Plat entitled FLORENCE PLAT was prepared by Schwebke-Shiskin & Associates. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved: PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of one (1) tract containing approximately 320,109 square feet (7.35 ± acres). It is zoned C-2. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Mark Steven Johnson, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State loflFlorida. (4) The Certificate of Title Examination dated DCzoker 6 20.00 , signed by 1;"eit41‘ 4/X,.. W , Attorney, indicates that the fee simple title to the property platted is correctly vested in BDB MIAMI, LLC, a Florida limited liability company, and 110 AVON, LLC, a Florida limited liability company, and that the Plat has been correctly executed. 1 (5) The Zoning Board of Miami, Florida, after a Public Hearing, has recommended the closing and vacation of: 1. The cul-de-sac of OMNI ANNEX, Plat Book 144 at Page 98. 2. The South 7.5 feet of: Lot 4 and the East 29.73 feet of Lot 5, AMENDED MAP OF SEITTER ADDITION, Plat Book 2 at Page 60. This action has been confirmed by City Commission Resolution No. R-05-0073. Additionally, the 30-foot wide public utility easement of TRACT A OF OMNI ANNEX, Plat Book 144 at Page 98, will be officially vacated and closed under Section 55-15 (e), Alternate Method for Vacation and Closure of Platted Easements, of Chapter 55, Subdivision Regulations, of the Code of the City of Miami, Florida, when the plat of FLORENCE PLAT is fecorded in the Public Records of Miami — Dade County, Florida. (6) The area platted is not encumbered by a mortgage. (7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Cashier's Check, in the amount of s j6D 1,2.0, from Bank of America, has been remitted by BDB MIAMI, LLC, and 110 AVON, LLC, for the subdivision improvements at FLORENCE PLAT. The Cashier's Check will accompany the Agreement between the City of Miami and the aforementioned owners to guarantee the following: REMOVE APPROXIMATELY 7030 SQUARE FEET OF EXISTING SIDEWALK REMOVE APPROXIMATELY 785 LINEAR FEET OF 6-INCH CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 1507 LINEAR FEET OF 6-INCH CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 8006 SQUARE FEET OF NEW 4-INCH CONCRETE SIDEWALK (INCLUDING HANDICAP RAMPS) 2 CONSTRUCT APPROXIMATELY 1240 SQUARE FEET OF NEW 6-INCH CONCRETE SIDEWALK PROVIDE AND INSTALL APPROXIMATELY 6750 SQUARE FEET OF SOLID SOD IN PLACE, INCLUDING PLANTING SOIL AND TOP DRESSING CONSTRUCT APPROXIMATELY 2796 SQUARE YARDS OF NEW ASPHALT PAVEMENT (1-INCH ASPHALTIC CONCRETE PAVEMENT AND 8-INCH LIMEROCK BASE) PROVIDE AND INSTALL 20 LINEAR FEET OF 15-INCH REINFORCED CONCRETE PIPE CUT TWO (2) OPENINGS TO EXISTING STRUCTURES PROVIDE AND INSTALL ONE (1) PLUG TO EXISTING CATCH BASIN PROVIDE AND PLANT TWENTY-FOUR (24) PINK TRUMPET TREES (TABEBUIA HETEROPHYLLA) (8) The attached Resolution has been prepared for the acceptance of the Plat by City Commission of Miami, Florida.
