To Whorn It May Concern:
The Miramar Apartments is a 44-unit Low Income Family apartment building composed of two and three bedroom
apartments. in order to make the project viable and to obtain adequate financing we are requesting an F.A.R.
increase and a variance in height and setbacks. Following is a detailed description of our intent and requests.
Site Description
The property is zoned R-3 and contains a net area of 35,008 SF. It has 200'-0" of frontage along 6,h Street and 50'-0"
of frontage along 5th Street. The Gross Lot Area is 41,260.96 SF. The property is composed of lots 4, 14, 15, 16 and
south 100' of lot 17, in block 25 of the "Lawrence Estate Land Company's Subdivision". As designed the project
requires 92 parking spaces and we are providing 96 spaces plus a 10' x 20' loading area.
F.A.R. Increase via SD-19 Overlay
The allowed floor area for the current zoning based on a .75 F.A.R. is 30,945.72 SF. The requested floor area is
42,909.4 SF, which includes the elevator lobby on the basement level, foyer areas on the ground level and apartment
and corridor areas on levels 2 through 5. This amounts to an F.A.R. increase to 1.04.
Height Variance
The building height allowed by the R-3 zoning is 50'-0". We are requesting a height variance to increase the building
height to 64'-0". In addition we are requesting a variance in the setback along the front of the building. The variance
would allow a 3'-0" encroachment of three stairs entering the second floor apartments from the ground level.
