1450 BRICKELL
LOCATED ALONG THE NORTHERLY CORNER OF BRICKELL
AVENUE AND BROADWAY (FORMERLY S.E. 15 ROAD)

The accompanying Plat entitled 1450 BRICKELL was prepared by
Schwebke-Shiskin & Associates. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1)
The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of two (2) tracts containing approximately
83, 601 square feet (1.92 ± acres). It is zoned SD-5.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Mark Steven Johnson, Registered Surveyor and Mapper, this
Plat complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated .5�/4Z%de/" %B 2l0hj, signed
by Brim /7 /tee, a 4 a z , Attorney, indicates that the fee simple
title to the property platted is correctly vested in 1450 BRICKELL, LLC, a Florida
limited liability company, and that the Plat has been correctly executed:

(5) The Northeasterly 4.77 feet of the ingress and egress easement of Tract B of
Park Place At Brickell, Plat Book 160 at Page 29, will be officially vacated and
closed under section 55-15 (e), Alternate Method for Vacation and Closure of
Platted Easements, of Chapter 55, Subdivision Regulations, of the Code of the
City of Miami, Florida, when the plat of 1450 BRICKELL is recorded in the Public
Works of Miami -Dade County, Florida.
(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedications.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the
City of Miami, Florida, a Letter of Credit, in the amount of $90,551.00, has been
executed by Colonial Bank, N.A. The Letter of Credit will accompany the
Agreement between the City of Miami and the 1450 BRICKELL, LLC, to
guarantee the following:
