AFTER CONSIDERING THE FACTORS SET FORTH IN SECTION 1903.1 FROM
ORDINANCE NO, 11000, THE ZONING BOARD MADE A MOTION TO APPROVE,
WHICH FAILED (3-4), CONSTITUTING A DENIAL OF THE VARIANCE FROM
ORDINANCE NO. 11000, AS AMENDED, -THE ZONING ORDINANCE OF THE CITY
OF MIAMI, ARTICLE 19, SECTION 1901, ARTICLE 6, SECTION 514.3,5.3.1 (b),
MINIMUM REQUIRED REAR SETBACK, TO ALLOW A REAR SETBACK OF 2'7" (10'0"
REQUIRED) FOR AN EXISTING SINGLE-FAMILY RESIDENCE, FOR THE
PROPERTY LOCATED AT APPROXIMATELY 1727 SOUTHWEST 4TH STREET,
LEGALLY DESCRIBED AS EXHIBIT "A" (HEREBY ATTACHED), PUBLIC RECORDS
OF MIAMI-DADE COUNTY, FLORIDA ZONED SD-14, SD-14.1 LATIN QUARTER
COMMERCIAL -RESIDENTIAL AND RESIDENTIAL DISTRICTS.
