We are in the process of approving the plans, and as per zoning regulations, I must have the variance approved prior to zoning approving the change of use. Therefore, my change of use is pending only on the approval of the variance, which if granted will allow for the function of my business to begin. When I purchased the property, the structure in question had already been built, and I was unaware that it was illegally positioned. I was also assured by zoning in the City of Miami that I can change the ase of the property from residential to com: mercial since it was in a SD-14 district, allowing for C-1 uses. Cont..
