To Whom It May Concern:
I, Porfirio Mika, owner of 1727 SW 4th Street Miami, FL 33135 do hereby respectfully
request an appeal to the decision that was made in reference to my variance. on July 14.
1 feel that the decision was made on the basis that the change of use for the property has
not yet been approved, However, 1 have a process number fcr the change of use. and I
have an approved Class II for the off site parking and Commercial Sign. We are in the
process of approving the plans, and as per zoning regulations, I must have the variance
approved prior to zoning approving the change of use.
Therefore, my change of use is pending only on the approval of the variance, which if
granted will allow for the function of my business to begin. When I purchased the
property, the structure in question had already been built, and I was unaware that it was
illegally positioned. I was also assured by zoning in the City of Miami that I can change
the ase of the property from residential to com: mercial since it was in a SD-14 district,
allowing for C-1 uses.

Again,1 would like to appeal the decision that was made, based on the fact that I feel the
decision was made without the proper information and documents, not having any record
in the system that we were applying for the change of use, or that we had the Class 1I
approved,
