HomeMy WebLinkAboutAnalysisANALYSIS FOR SPECIAL EXCEPTION Approximately 2453 Se . 22nd Terrance CASE NO. 08-00539x Pursuant to Ordinance 11000, as amended, supplement 17, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for Mr. Raimundo Santamaria 2453 SW 22" Terrace, Miami Florida, has been reviewed to allow the following Special Exception: Special Exception, as per Article 11, Section 1106,1 (2), Structural change, extension, or expansion; criteria; to allow alteration of principal structures which involve an enlargement and/or extension may be permitted as long as the degree of the structure nonconforming remains the same or is decreased and at least 50 percent of the square footage of the original building remains, subject to all applicable criteria. The following findings have been made: • It is found that the property is located within the R-1 "Single Family Residential" District. • It is found that the purpose of this request is to allow the legalization of a new addition (sitting room) to an existing nonconforming structure at the rear of the existing residence. • It is found that the new addition to the existing structure does not increase the degree of the non -conformity of the residence. • It is found that the new addition should always function as a portion of the principal structure not being converted into a separate unit. ▪ It is found that this project will not affect negatively the surrounding area. • it is found with respect to all additional criteria as specified on Section 1305 of Zoning Ordinance 11000, the proposal has been review and found to be adequate. Based on these findings, the Planning Department is recommending approval of the application as presented.
