AFTER CONSIDERING THE FACTORS SET FORTH IN SECTION 1903.1 FROM
ORDINANCE NO. 11000, THE ZONING BOARD MADE A MOTION TO APPROVE
WHICH FAILED (4-4), CONSTITUTING A ❑ENIAL OF A VARIANCE FROM
ORDINANCE NO. 11000, AS AMENDED, THE ZONING ORDINANCE OF THE CITY
OF MIAMI, ARTICLE 19, SECTION 1901, ARTICLE 4, SECTION 401, TO ALLOW A
STREET SIDE SETBACK OF 1'0" (15'0" REQUIRED), FOR THE PROPERTY
LOCATED AT APPROXIMATELY 1644 SOUTH MIAMI AVENUE, LEGALLY
DESCRIBED AS EXHIBIT "A" (HEREBY ATTACHED), PUBLIC RECORDS OF MIAMI-
DADE COUNTY, FLORIDA; ZONED R-1 SINGLE-FAMILY RESIDENTIAL.
