HomeMy WebLinkAboutExhibit 3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS JULY 29, 2008 REPORT OF PROPOSED RECORD PLAT OF CANNER LOCATED AT THE SOUTHWEST CORNER OF NORTH MIAMI AVENUE AND N.W. 3 STREET * * The accompanying Plat entitled CANNER was prepared by A.R. Aleman and Associates, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of two tracts containing approximately 72,132 square feet (1.66 ± acres). It is zoned CBD. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Fernando Z. GateII, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) The City Zoning Board of Miami, Florida, after Public Hearing, recommended the closure of a portion of the ten foot alley dedicated by Deed Books 185 at Page 138 and 564 at Page 273 and the 10.5 foot easement dedicated by Deed Book 2705 at Page 519. This action was confirmed by City Commission Resolution No. R-08-0373. 1 (5) (8) The Certificate of Title Examination dated July 16, 2008, signed by Robert E. Gallagher, Attorney, indicates that the fee simple title to the property platted is correctly vested in the Department of Off -Street Parking of the City of Miami, a Florida Corporation, and the City of Miami, Florida, a Florida municipal corporation, and that the Plat has been correctly executed. The area platted is encumbered by mortgages and the mortgage holders have executed the plat and joined in its dedications. As a result of a field investigation by the Department of Public Works, it has been determined that no improvements shall be required at this time. Therefore, this plat is forwarded to the City Commission of Miami, without the usual formality of a Contract and a Bond being provided.
