This letter will confirm my support for the Grove Village on Grand development that Pointe Group
Advisors proposed for Grand Avenue in Coconut Grove.
I am currently a resident of the West Grove and live on the corner of Margarette Street and Oak Avenue.
Just as your improvements to the Margarette Street Gardens has helped improve the quality of life for
this area (and my house in particular), I am convinced this project will greatly improve the West Grove
and help to revitalize the West Grove and Coconut Grove in general.
This area and the entire community should embrace and welcome this carefully planned mixed -use
development. The project is scaled for the community and the underground parking is a progressive
solution to one of Miami's largest problems.

I support this project and the positive impact it will have on the Grove and all the surrounding
neighborhoods. There will be positive impacts on the local and county economies; there will be
many new jobs created and sustained in Coconut Grove. All of this will be done with a unique
respect for the cultural heritage of the area and strong support from many of the West Grove's
longest standing and most respected citizens.
The project's new office space, retail and commercial uses, planned eateries and parking will
enhance the Grove with new vibrancy and revitalize the current Grove businesses. The project
is architecturally sensitive and will leave the beautiful stand of Oak trees and add other green,
open spaces.

underground parking is a progressive and appealing solution to one of Miami's largest problems.
As a local, I look forward to the positive impact this development will have on the Grove and
surrounding areas, both economically and on quality -of -life. The project's new office space,
retail and commercial uses, planned eateries and parking will clearly enhance the viability and
vibrancy of the area. The prospect of a new full -service grocery is wonderful for Grove
residents who may now be able to do all their shopping in their own neighborhood. Finally, the
addition of businesses creates much needed and always desirable employment opportunities for
our residents.
Perhaps most importantly, Pointe Groupe's principal, Peter Gardner, is a local long-time resident
with well known community oriented values. Additionally, as someone who will reside blocks
away from this development, he has a personal stake in the quality of the outcome. I believe
this is an opportunity to have this area developed properly instead of by someone from out of
town with only a financial stake, which otherwise will eventually happen. Stated more directly,
Peter is a good guy with the capital to do this right and whose interest is aligned with ours.

As Grove residents for over 35 years, we enthusiastically support this project.
For the first time, here comes a project that will revitalize a part of Coconut Grove which has
long been neglected. It is a comprehensive project that includes many features which
complement this primarily residential area —commercial, practical and aesthetic.
The reason for our support of this project is that it will not only revitalize the commercial sector
with increased and well -designed office space, but will also encourage more restaurants
(hopefully some ethnic ones too) and increase underground parking.
The icing on the cake is that the design is environmentally friendly. The grand Oaks near Grand
Avenue will remain, and there will be more open spaces which offer a modicum of tranquility
and sophistication —unlike the concrete jungle of downtown Miami! Above all, the majority of
residents in the West Grove approve of this project because they will also be the beneficiaries of
this comprehensive plan.
The current status quo in the West Grove needs to be improved, so please do not let this
wonderful opportunity slip through our fingers.
Peter Gardner and his family live in Coconut Grove, their church is in Coconut Grove, and their
children go to school in Coconut Grove. He is the classic opposite of the many fly-by-night
itinerant developers whose piecemeal projects have caused•more problems than they arc worth.
Peter Gardner is honorable, true to his word, and a respected member of our community. We
have total confidence in his integrity, as well as in this project, and we respectfully urge you to
support the Grove Village on Grand..

As you are well aware, the Pointe Group Advisors is proposing a a five -story Bahamian styled
mixed -use development that will enhance Coconut Grove to be the premiere community in
Miami -Dade County to live, work and play. The project will encompass six blocks from Plaza
St. to Margaret St. on Grand Ave. (west to east) and from Thomas Ave. to Florida Ave. (south to
north). As a resident and property owner in Coconut Grove, I want to make sure that you are
aware of my family's endorsement of this project. My wife and two young daughters moved to
Coconut Grove in 2006 from Los Angeles, CA. We feel fortunate and privileged to call "The

I have spent the last 10 years of my life in Coconut Grove living with my family on El

currently live on Virginia Street and work at the Grand Bay Plaza. Walking into the
Grove for dinner and a movie or drinks with friends is an everyday occurrence and I look
forward to new opportunities. Both my family and I welcome this new expansion with
open arms and are excited to see the area prosper. This project is exactly what Grand

As a past resident of `Grove Isle', I traveled for years through Grand Ave. The
Redevelopment of the six blocks included in `Grove Village', will be a tremendous help in
revitalizing this area. The Bahamian Style is certainly in keeping with the history of this area
and based on the sketches, aesthetically will look great. The Retail Space - including restaurants,
on Grand Ave. will bring life back to the street. This area also needs updated residential and
commercial space. The grocery store is surely needed by the local residences. I would hope that

It is been my pleasure to know the developer, Mr. Peter C. Gardner, for
many years and to follow the progress and planning of this particular

I would like to express my family's support for the proposed redevelopment of Grand
Avenue in Coconut Grove by Pointe Group Advisors. Our family has lived in Coconut Grove at
the above address for the past ten years, my husband was born and raised in the Grove and our
daughter goes to school in Coconut Grove. We have several friends and clients with businesses
in Coconut Grove and we try to support Coconut Grove businesses before going outside of our
neighborhood for goods or services. In addition we are very active in the boating community,
being members of 2 of the 3 yacht clubs, and are involved with the many of the international,
national and local sailing regattas held in Coconut Grove cach year by volunteering our time
contributing our boating resources.
We strongly believe that the proposed redevelopment of the Grand Avenue corridor
proposed by Pointe Group Advisors will greatly benefit the entire Coconut Grove neighborhood.
It is obvious the developer has spent significant time and money attempting to address
neighborhood concerns --- from the va rious community meetings and initiatives, to the
proposed Bahamian style architecture, to the sustainable and environmentally friendly features
of the project. The proposed project will be a much needed catalyst for the economic
revitalization of the neighborhood.
