HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 2300 NW 14 Street (East) File ID 08-00529zc REQUEST The proposal is for a change to page No. 25, of the Zoning Atlas of Ordinance No. 11000, as amended, the Zoning Ordinance of the City of Miami, Article 4, Section 401, Schedule of District Regulations, by changing the zoning classification from R-3 `Multifamily Medium -Density Residential" to C-2 "Liberal Commercial", for the property located at approximately 2300 NW 14 street (east portion, folio #:01-3134-076-0010), Miami, Florida less the North 140 feet (A complete legal description is on file at the Hearing Boards Office). DISCUSSION The subject area consists on a property located between Northwest 14th Street and the South Fork of the Miami River. The site is currently designated R-3 "Multifamily Medium -Density Residential" and the same designation is to the East, to the North at the same parcel the North 140 feet is designated C-2 "Liberal Commercial". To the South is the South Fork of the Miami River, and to the West the parcel is requesting zoning change to PR "Parks and Recreation" in this same agenda. The subject site is in the Allapattah NET area. ANALYSIS The Planning Department is recommending APPROVAL of the request based on the following findings: • It is found that the subject parcel is currently owned by the Police Benevolent Association (PBA). • It is found that currently the parcel has two zoning designations: the North 140 feet are designated C-2 "Liberal Commercial", and rest of the parcel is designated R-3 "Multifamily Medium -Density Residential". • The proposed change of the designation will bring the whole property in only one zoning designation, and will allow the subject property to be developed. These findings support the position that the Zoning designation at this location should be changed. 1
