On behalf of the Applicant, \ve are tiling this request for four variances, which are requested in conjunction with a Class 2 Special Permit application for the property. Please note that this application has been positively reviewed by City Staff, Internal Design Review, Large Scale Development, and Urban Design Review. Based on the scale of this project the City has been reviewed by the lower and internal boards as Major Use Special Permit application. Specifically, we request the following: 1. To allow one loading bay where four are required; 2. To allow the North interior side setback to be 0' where 15' are required; 3. To allow the South setback to be 4'6" where 15' are required; 4. To allow the West setback to be 2'10" where 7'6" are required. In addition to evidence to be submitted at the hearing, we support the variance requests through the points enumerated pursuant to Section 1903 of the Miami Zoning Ordinance, attached to this letter.
