A RESOLUTION OF THE MIAMI CITY COMMISSION GRANTING TO HABITAT
FOR HUMANITY OF GREATER MIAMI, INC.: (1) AN EXTENSION OF TIME,
UNTIL DECEMBER 31, 2007, IN WHICH TO COMMENCE CONSTRUCTION ON
THE PROPERTIES LOCATED AT 7830 NORTHWEST MIAMI PLACE, 7818
NORTHWEST MIAMI PLACE AND 6950 NORTHWEST 4TH AVENUE, MIAMI,
FLORIDA (THE "PROPERTIES"), AND (2) AUTHORIZATION FOR THE
CONSTRUCTION OF MULTIFAMILY HOMES ON SAID PROPERTIES; STATING
THE INTENTION OF THE CITY COMMISSION RELATED TO THE
CONVEYANCE OF TITLE TO THE PROPERTIES; AUTHORIZING THE CITY
MANAGER TO EXECUTE ALL NECESSARY OTHER DOCUMENTS FOR SAID
PURPOSE.
WHEREAS, pursuant to Resolution No. 05-0228, adopted April 14, 2005, the City Commission
approved the conveyance, with title reverter provisions, of nine (9) vacant parcels of land to Habitat for
Humanity of Greater Miami, Inc. ("Habitat"), for the development of affordable housing for eligible low
income and moderate income persons; and
WHEREAS, on June 15, 2006, the City of Miami ("City") transferred such properties to Habitat
requiring that construction commence by June 15, 2007, and be completed by December 15, 2008;
and
WHEREAS, Habitat is requesting an extension of the deadline to commence construction on the .
properties located at 7830 Northwest Miami place, 7818 Northwest Miami Place and 6950 Northwest
4th Avenue, Miami, Florida (the "Properties"), from June 15, 2007 to December 31, 2007: and
WHEREAS, it is in the best interest of the City to allow for the maximum number of housing units
for the Properties under current zoning regulations and;
WHEREAS, securing building permits for an increase in the number of housing units for the
Properties will take additional time; and
WHEREAS, the Administration recommends: (1) granting to Habitat an extension of time, until
December 31, 2007, to commence construction on the sites located at 7830 Northwest Miami Place,
7818 Northwest Miami Place and 6950 Northwest 4th Avenue, Miami, Florida, and (2) authorizing the
construction of multifamily homes on the Properties, with a minimum of two houses per lot;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by
reference and incorporated as if fully set forth in this Section.
Section 2. The Miami City Commission grants to Habitat: (1) an extension of time, until December
31, 2007, to commence construction on the properties located at 7830 Northwest Miami Place, 7818

Northwest Miami Place and 6950 Northwest 4th Avenue, Miami, Florida, and (2) authorization for the
construction of multifamily homes on, said Properties, with a minimum of two houses per lot.
Section 3. It is in the intention of the City Commission that title to the Properties shall be deemed
to have remained in Habitat from the date of conveyance, and that the extension of time granted
herein to commence construction shall be deemed to have been made on or before June 15, 2007.
Section 4. The City Manager is authorized (1) to execute all necessary other documents for said
purpose.
Section 5. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.(2)

{1} The herein authorization is further subject to compliance with all requirements that may be
imposed by the City Attorney, including but not limited to those prescribed by applicable City
Charter and Code provisions.
(2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten calendar
days from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall
become effective immediately upon override of the veto by the City Commission.
