HomeMy WebLinkAboutExhibit3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS MAY 10, 2008 REPORT OF PROPOSED RECORD PLAT OF MARTELL SUBDIVISION LOCATED ALONG THE EAST SIDE OF S.W. 39 COURT BETWEEN S.W. 5 TERRACE AND S.W. 6 STREET * * * The accompanying Plat entitled MARTELL SUBDIVISION was prepared by Jose E. Fuxa. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of two (2) lots containing approximately 14, 313 square feet (0.33 ± of an acre). It is zoned R-1. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Jose E. Fuxa, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) The Certificate of Title Examination dated r'//.,,� ,zpv'1 , signed by z9 f'ce g j%Ocfi , Attorney, indicates that the fee simple title to the property platted is correctly vested in Eladio Martell and Maria Martell, his wife, and that the Plat has been correctly executed. (7) The area platted is encumbered by a mortgage and the mortgage holder has executed the plat and joined in its dedications. As a result of a field investigation by the Department of Public Works, it has been determined that no improvements shall be required at this time. Therefore, this plat is forwarded to the City Commission of Miami, without the usual formality of a Contract and a Bond being provided.
