APPLICATION FOR SPECIAL EXCEPTION PERMIT SUBJECT TO COMPLIANCE
WITH ZONING ORDINANCE 11000 AND CITY CODE, AS AMENDED, AND ALL
APPLICABLE CRITERIA, CONSIDERATIONS AND/OR OTHER REGULATIONS.
The proposed development "Vlada Bar Miami" will be a change of use of an
existing bay part of a commercial building of approximately 1,803 square feet into
a bar% Six (6) off-street parking spaces from the previous use as commercial will
be grandfather -in and deducted from the eighteen (18) off-street parking required
for the new use as a bar. Applicant is seeking a Variance approval for the
remaining twelve (12) off-street parking spaces required as a companion item in
this agenda.
Pursuant to Ordinance 11000, as amended, Supplement 14, the Zoning Ordinance
f the City of Miami Florida, the subject proposal for VLADA BAR MIAMI at 3215
N.E. 2ND AVENUE MIAMI, FLORIDA, has been submitted and reviewed to allow an
application for Special Exception Permit, subject to ail applicable criteria;
SPECIAL EXCEPTION, as per Article 4, Section 4.01, under Conditional Principal
Uses of C-1 Restricted Commercial with a SD-20.1 Special District overlay, to allow
a bar subject to all applicable criteria and regulations;
The following findings have been made:
• It is found that the requested Special Exception is in order to allow a bar use at an
existing commercial building.
• it is found that the proposed use is appropriate for this location within an existing C-1
"Restricted Commercial" with a SD-20.1 overlay zoning district.
• It is found that at the submitted plans, the parking layout includes some parking
within a platted alley.
• It is found that a variance for parking at this same property is being requested as a
companion item in this agenda. The requested variance is in order to reduce the
required parking by twelve (12) spaces.
It is found that upon compliance with conditions set forth below, this project will not
have any adverse impacts on the surrounding area.
Based on these findings, the Planning Department is recommending approval of
the application with the following conditions:
The Special Exception for this project is contingent on the approval of the
requested companion variance; if it's not approved, the applicant has to
present new plans excluding the height variance requested.
2. Approval of this special exception shall run with this operator only; any
changes to a different operator shall require a separate Special Exception.
3. Any improvements to the existing parking area will require a re -platting
process, with review and approval by the Public Works and Planning
Departments prior to issuance of any building permit.
