Based on the site plan presented to me by Mr. Chisholm on October 31, 2007, as an adjacent land owner, I endorse the proposed Grove Estates site plan and I will also take the time to present the plan to the various neighbors on North Bayhomes Drive. Dr. Miami, Fl 33133 Dear Commissioners, I am writing to express my strongest support for the Grove Estates project proposed for 4055 SW 37th Ave, Miami, Fl. On the whole, I believe this is the best feasible use of the land. Having met with the developer's team to review the plans, I' believe the project will be relatively low impact for Bayhomes Drive compared to other currently legal options as the property is zoned. You will hear many people arguing that this land should be.a park or green space. More than most, I wanted that to be the case. When the property changed hands years ago, I rolled up my sleeves and did everytlnng I could think of to create a park on that land. I contacted the Audubon Society, the Urban Environment League, the Nature Conservancy, the Sierra Club, and many other national groups, along with local civic leaders, leadership of the Kampong, and many local citizens and neighborhood associations. I also wrote a grant for county funds. Despite several months of work, we raised less than 5% of theneeded funds even at that time, achieved little broad support for the project, and I had to confess to failure. In the intervening years, the price of land increased sharply, and I now believe the idea of green space there is even less feasible. Hence given that the land is going to be developed, and I believe it will be developed, the best possible hope for protecting the Kampong and the neighbors on Douglas and Bayhoraes would be a development with limited density, as is planned at the current time. I do have minor concerns that we should carefully insure that the properties provide as much green buffer as feasible for the neighbors. The plans currently call for a corridor of trees, a road, and then a small set -back of the houses on the south side, and I believe that this provides the best insurance we can hope for as many homes on Bay homes Drive are so closely built to the property line. Because of my concerns for these minor aspects of the project, I have spoken to dozens of property owners over the last weeks, and'I have spoken several times to the developer's team. ; I am thankful that the developer's team has been responsive to concerns raised during those meetings.
