Ste 2300 Miami, FL 33131 APPLICANT'S RELATIONSHIP TO OWNER Attorney for Applicant PROVIDE A DETAILED DESCRIPTION OF PROPOSED PROJECT AND THE REASONS FOR TREE REMOVAL (USE ADDITIONAL PAGE IF NECESSARY) The proposed project consists of an eleven (11) single family residential home Planned Unit Development ("PUD") located at 4055 SW 37 Avenue or Douglas Road It is important to note that the design and construction of the eleven (11) single family residential homes are not subject to this application, as the PUD will create "lots" that will then be sold: designed, and built -out by individual "lot" owners. As such: the future construction of any and all homes on the site will require review and approval by the Historic and Environmental Preservation Board, consistent with this process. The subject property qualifies for PUD development as it is located within an Environmental Preservation District, on a Scenic Transportation Corridor and within an Archeological Conservation Area. The developer of the project is dedicated to preserving the natural beauty of the property to the greatest extent possible, and has determined that the best way to accomplish this goal is to seek PUD approval. The subject PUD will consist mainly of eleven (11) single family residential homes, where, current density would allow a max mum number of forty-three (43) units. The average lot size will be approximately 19,909 square feet, well above the minimum lot size of 10,000 square feet pursuant to the SD-18 Overlay District. in addition, the single ramify residential homes shall meet additional and more restrictive zoning and design limitations consistent with certain design guidelines imposed by the home owners association, The PUD will also consist of a gate and guard house entrance feature, a private drive; a concierge building and a parking area.
