The proposed development "EMPIRE WORLD TOWERS."wU be -comprised of two
residential 'Powers with a total of 1,557 units with approximately 2,396,867 square feet of
floor area, both towers will have a common podium that include approximateiv 23,130
square feet of retail floor area, and 3,317 square feet of office floor area, The .two structures
will have i maximum height of 1,048 .feet 8 inches A.G.L. (1,060 feet 8 inches N,G.V,).) at
top of parapet. The proposed project. will provide a total of 1,393 off-street parking spaces
out of the 1,675 required by City Ordinance. The project is seeking approval for a 17%
reduction in parking requirements as per .Article 4-0ffstreet Parking requirements (5)
Pursuant to Zoning Ordinance 11.000, as -amended. Supplement 14, the Zoniq:; Ordinanc.e of
the City of .Miami, Fioddu. die subject proposal for EMPIRE WORLD TOWERS at 330
Biscayne Boulevard. Miami, Florida, has been submitted and reviewed to allow an application
for Major Use Special P.ertnit, subject -to all applicable criteria;
MAJOR US.E SPECIAL PERMIT, as per ARTICLE 17, Section 17(1E, Definition (1.), to
alloy,' a residential development involving in excess of two hundred (200) dwelling units;
MAJOR USE SPECIAL PERMTF, as per ARTICLE 17. Section 1701, Definition (7), for
any siftgle use or combination of uses requiring or proposinti to provide in excess of fwe hundred
(500) off-street parking spaces;
The Major Use Special Permit encompasses the following Special Permits and requests:
CLASS II SPECIAL PERMIT, as per A.RTIC.LE 4, Se-ction 401, Class 11 Special Permits, to
allow erection of any new buildini.t in CBD district;
CLASS 1.1 SPECIAL PERMIT, as per Article 15, Sect. .1512, Off -Street Parking Guides &
Standards, to allow reduction of required parking backup distance from 23'--0" to 21 '-3" on
certain locations (iiJ levels 10-12., and from 23-0" to 22'-2" at b.ascment.
CLASS 11 SPECIAL PERMIT, as per ARTICLE 9, Section 917.14, Sub-Se,7.tion 917.14.1
