This location is within the SD-2 zoning district. The use will be located in a region characterized with similar commercial uses, and in fact is located within an "entertainment district" wherein there are other supper club uses in effect, and as such will be compatible with the surrounding neighborhood and would he in harmony with the intent of the plan for the development of the City of Miami. The business is currently operating as a restaurant permitting the sale of bier, wine and liquor for consumption on the premises and holds a series 4 COP quota alcoholic beverage license issued by the State of Florida. A prior special exception for a supper club had bc.en approved by the City of Miami for Banana Joe s/ vica.rga.rita vianla's and Club St. Croix at the same location. There has no substantial chan'7.,e in the character of the neighborhood which would affect the granting of another special exception at the demised premises. I have attached a copy of the recorded Resolution No. 2003-0709 which was granted to the prior business d/b/a Banana Joe's Margarita Mama's for your file as evidence that the supper club use has been previously' approved at the same location. The granting of Your Applicant's requests will not adversely affect the appearance of the surrounding neighborhood, in tact these uses arc compatible with this growing area and will provide a substantial service to the; residents in the community.
