EXHIBIT "A"

A 10 foot wide Florida Power and Light Co. Easement, Jying 5.00 feet on each sides of
the following described centerline, lying over and across a portion of NE ' of Section 32
Township 53 South Range 41 West, and being more particularly described as follows:
Commence at Southeast corner of NE '/ of Section 32-53-41 the same being the
intersection of centerline of Douglas Road (NW 37t" Avenue) and NW 14th Street
according to the plat "AMENDED PLAT OF PLAT OF PORTIONS OF NW 37th AVE,
NW 38th AVE, NW 11thST, NW 14th ST, NW 17th ST, NW 20th ST, NW 21" ST, and
NW 26th ST" as recorded in Plat Book 28 at Page 26 of the Public Records of Miami
Dade County, Florida, thence South 88°09'52" West, along the South Line of NE '/. of
Section 32-53-41, for a distance of 567.05 feet to a point; thence run North 01°49'50"
West for a distance of 45.00 feet to the Point of Beginning of the centerline of a 10 foot
easement, the same being a point of intersection with the North Right of Way Line of
NW 14th•Street; thence Continue North 01'49'50" West for a distance of 7.79 feet to a
point; thence run South 88°]0'10" West for a distance of 135.00 feet to a Point "A";
thence run North 01 °49'56" West for a distance of 322.44 feet to a Point "B"; thence
continue North 01°49'56" West for a distance of 4.72 feet to a point; thence run North
06°54'34" West for a distance of 113.14 feet to a point; thence run North 02°08'09" East
for a distance of 494.43 feet to a Point of Termination; AND
Begin at the aforementioned Point "A"; thence run South 01°49'56" East for a distance
of 7.80 feet to a Point of Termination, the same being a point of intersection with the
North Right of Way of NW 14'" Street; AND
Begin at the aforementioned Point "B"; thence run North 88°08'l 1" East for a distance of
298.16 feet to a Point of Termination.
The easement Right of Way lines on each side of said centerlines are to be extended or
shortened as necessary to maintain a continuous 5 feet easement along the routes
described.
