ONE (1) SINGLE FAMILY HOME JN THE PROPERTY, AND (2) AN EXTENSION
OF TIME, UNTIL JUNE 30, 2008, TO COMPL =TE CONSTRU ,TION ON THE
PROPERTIES LOCATED AT 1466 AND 1468 NORTHWEST 61ST STREET,
MIAMI., FLORIDA, LEGALLY DES,2RIBED IN EXHIBIT "B,"A; -ACHED AND
INCORPORATED, FOR THE CONSTRUCTION OF ONE (1) INGLE FAMILY
HOME ON EACH OF THE PROPERTIES; STATING THE INTENTION OF THE
CITY COMMISSION RELATED TO CONVEYANCE OF TITLE TO SAID
PROF'ERTIES; AUTHORIZING THE CITY MANAGE-', TO EXECUTE A
NECESSARY DOCUMENTS FOR SAID PURPOSES.

WHEREAS, pursuant to Resolution 04-0358, adopted May 17, 2004, the City Comm' -'ion
approved the conveyance, with title reverter provisions, of six (6) vacant parcels located in the :At del LtJ
City Homeownership Zone to Palmetto Homes of Miami, Inc. ("Palmetto Homes"), for the developmLnt
of eight (8) single family homes; and
WHEREAS, pursuant to Resolution No. 05-0357, adopted May 26, 2005, the City Commission
approved the conveyance, with title reverter provisions, of eleven parcels of City of Miarr. ("City")
owned land directly to developers for the construction of affordable housing, with five (5) of the eleven
parcels conveyed to Palmetto Homes for the new construction of affordable single family homes; and
WHEREAS, pursu; t to Resolution No. 07-0266, adopted May ';0, 2007, the City Commission
approved granting Palmttto r: Ames an extension until December 31, 2007, to (1) complete
construction of, and sell the home located at 5812 Northwest 15th Avenue, Miami, Florida, and (2)
commence construction on the properties located at 1466 and 1468 Northwest 61 st Street, Miami,
Florida; and
WHEREAS, eight (tE) of the thirteen (13) properties have been co, -?ted and sold; and
WHEREAS, due to escalating construction costs ar :' delays, P: metto Homes is requesting an
extension of time to commence and complete construction on the property located at 5812 Northwest
15th Avenue, Miami, Florida; and
WHEREAS, Palmetto Homes notified the ',ity that he final reqt 'red permits for the properties
located at 1466 and 1468 Northwest 61 st Street, Miami, Florida, v -re obtained from the Building
Department on F eptember 3, 2007, and is thereby requesting an extension of time to complete

construction on said properties; and
WHEREAS, the Administration recommends granting Palmetto Homes (1) an extension of time,
until April 30, 2008, to commence construction, and an extension until December 31, 2008, to
complete construction on the property located at 5812 Northwest 151.. Avenue, Miami, Florida, legally
described in Exhibit "A," attached and incorporated, for the construction of one (1) single family home
on the property, and (2) an extension of time, until June 30, 2008, to complete construction on the
properties located at 1466 and 1468 Northwest 61s' Street, Miami, Florida, legally described in Exhibit
3," attached and incorporated, for the construction of one (1) single family home on each of the
properties;
NOW, THEREFORE, BE IT RESC_\/t: BY TN• COMMISSION OF THE C Y OF MIAMMi,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted
reference and incorporated as if fully set forth in this Section.
Section 2. Palmetto Homes is grante :: 1) an extension of time, until April 30, 2008, to commence
construction, and an extension until December 31, 2008, to complete construction on the property
located at 5812 Northwest 15th Avenue, Miami, Florida, legally descri:-ed in Exhibit "A," attached and
incorporated, for the construction of one (1) single family home on tni property, and (2) an extension
of time, until June 30, 2008, to complete construction on the properties located at 1466 and 1468
Northwest 61st Street, Miami, Florida, legally described in Exhibit "B," attached and incorporated, for
the construction of one (1) sing:u family home on each of the propertie. .
?ection 3. It is the intention of the City Commission that title to said properties described above
and on Exhibits "A" and "B," shall be deemed to have remained with Palmetto Homes from the date of
conveyance.
Section 4. The City Manager is authorized{1} to execute to execute all necessary documents for
said purposes.
Section 5. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.{2}

WHEREAS, pursuant to Resolution No. 04- 58, adopted May 27, 2004, the City Commission
approved the conveyance, with title reverter provi '..ns, of six (6) vacant parcels located in the Model
City Homeownership Zone to Palmetto Homes of MI i, Inc. ("Palmetto Homes") for the development
of eight (8) single family homes; and
WHEREAS, pursuant to Resolution No. 05-0357, adop -d May 26, 2005, the City Commission
approved the conveyance, with title reverter provisions, of el. en parcels of City of Miami ("City")
owned land directly to developers for the construction of affor.: ble housing, with five (5) of the eleven
parcels conveyed to Palmetto Homes for the new construction o .ffordable single family homes; and
WHEREAS, pursuant to Resolution No. 07-0266, adopted May 1► 2007, the City Commission
approved granting Palmetto Homes an extension until December 31, 2.07, to: (1) complete
construction of, and sell the home located at 5812 Northwest 15th Avenu:. Miami, Florida, and (2)
commence construction on the properties located at 1466 and 1468 North st 61st Street, Miami,
Florida; and
WHEREAS, eight (8) of the thirteen (13) properties have been completed an• old; and
WHEREAS, due to escalating construction costs and delays, Palmetto Homes is -questing an
extension of time to commence and complete construction on the property located at 5 2 Northwest
15th Avenue, Miami, Florida; and
WHEREAS, Palmetto Homes notified the City that the final required permits for the prope es
located at 1466 and 1468 Northwest 61st Street, Miami, Florida were obtained from the Buildin
Department on September 3, 2007, and is thereby requesting an extension of time to complete

construction on said properties; and
EREAS, the Administration recommends granting Palmetto Homes: (1) an extension of time,

FLORIDA:
