HomeMy WebLinkAboutLetterRHHED Rafael Hernandez I-lolIsing & Economic Development Co;"por t'on March 3, 2007 Mr. George Mensah Property Manager City of Miami 444 SW 21'd Avenue Miami, Florida 33130 Dear Mr. Mensah: In November of 2006 we informed Ms. Barbara Rodriguez that we needed to return the lot located on 34 Street and 6th Avenue. Unfortunately, we have not heard back as to what would be the proper procedure to do so. Attached you will find the Quick Claim Deed for this property -3431 NW 6'h Avenue. We are forced to return this lot to the City since we are unable to build on it. The lot is not connected to the water or sewer lines. WASD at Miami -Dade County, as well as the City's Building Department explained to us that we would have to pay for the hook-up for these services since we are within 500 feet from the main lines and a septic tank would not be approved. The cost associated with this type of work is approximately $70,000. Although, it has been my understanding that several years ago the City passed some kind of order that all City owned lots had to be connected to the main water and sewer lines it does not help me since this lot was never addressed and 1 can not get anyone to help me figure this out in a cost effective manner. When I asked Barbara for help all I received was an email telling me there is not money to help me and that I should try OCED. Neither OCED nor the Empowerment Trust can help me. 1 can not keep afford to be bounce around -- time continues to lapse resulting in expenses associated to this lot that we can't afford. Our agency being a small non -for -profit building affordable housing for low income families can not afford these type of expense. In as much as we wish we could build on this lot, we can't due to the continued increase in construction coupled with these type of expenses which would break our budget. The actual cost alone for this one house would be approximately $270,000. We could not sell this home at $200,000; which seems to be the price that the 80% of less of the median income population could bare. It has been our Boards decision to return this one lot back to the City. I trust that I could count on you helping me with this process. Please let me know what you need from us to begin the process, so that our agency does not continue to have any liabilities associated to this lot (i.e., insurance, taxes, and maintenance fees). 1 look forward to hearing back from you soon.
