HomeMy WebLinkAboutAnalysisApprox ANALYS S FOR ZONING CHANGE a 1118, 1124, 1136, 1140 and ST EET & 1151 S W 8th STREET CASE NO: 07-00049ze 52 S 7th' Pursuant to Article 4, Section 4€11 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: 1118 SW 7r'' Street (01-4102-008-0030); 1124 SW 7th Street ( 01-4102-008-0031); 1136 SW 7th Street (01-4102-008-0040) and 1140 SW 7th Street (01-4102-008-0050), Lots 3, 4, 5 and 6, LESS THE NORTH 70 FEET, Block 30, of "AMENDED PLAT OF BLOCK 30 OF EMORY J. CARTER'S RESUBDIVISION OF BLOCKS 27 AND 30 OF THE LAWRENCE ESTATE LAND CO.'S SUBDIVISION" (6, 40) from R-3 with an SD-12 to C-1 with an SD-25. 1152 SW 7th Street (01-4102-008-0140), Lot 7, Block 30, of "AMENDED PLAT OF BLOCK 30 OF EMORY J. CARTER'S RESUBDIVISION OF BLOCKS 27 AND 30 OF THE LAWRENCE ESTATE LAND CO.'S SUBDIVISION" (6, 40) from R-3 with an SD-12 to SD-14, 1151 SW 8'' Street (01-4102-008-0060), Lot 14, Block 30, of "AMENDED PLAT OF BLOCK 30 OF EMORY J. CARTER'S RESUBDIVISION OF BLOCKS 27 AND 30 OF THE LAWRENCE ESTATE LAND CO.'S SUBDIVISION" (6, 40) from C-1 with an SD- 25 to SD-14. The subject properties are located within the Block bounded by SW 11th and 12th Avenues and SW 7th and 8`a' Streets. The following findings have been made: It is found that the requested changes are part of the proposed NORDICA Major Use Special Permit. It is found that the requested change from R-3 with an SD-12 to C-1 with an SD-25 will not intrude the residential area with commercial uses but will increase the potential FAR and intensity of the lots, It is found that the requested changes from R-3 with an SD-12 and C-1 with an SD-25 to SD- 14 will also increase the FAR and intensity of the lots. It is found that the increase of FAR and intensity could create a building out of scale and not compatible •with the residential area on the north side of SW 7 Street.
