Construction of Phase 11- The construction on the second phase which is comprised of
the twelve town.homes should begin in June of 2008 and be completed by February 2009.
Phase II is taking longer because the property sits between two apartment buildings and
across from a church and another apartment building, and it does not seem practical to
put single family hoines on this site. We must get new architecture designs and a new
land plat for the site which will take a longer time and then go through the process of
• getting the plans approved by City of Miami Building Department.
In addition, the issue regarding the waiver of the impact fees for the affordable houses to
be built by RF.RG Development needs to be resolved. RERG Development has received
approved plans from the Building Department to construct four affordable single family
homes that should qualify for the deferral of impact fees. In order to receive the deferral
of impact fees; the Building Department needs an approved document from the
Community Development Dept. indicating that these four single family homes qualify as
affordable homes. In accordance with previous instructions •from Community
Development, RERG Development requested that the income level requirements for
buyers for its projects be revised to 120%, as compared to the MUD limitation of 80%.
At the Liberty City Trust meeting, representatives from Community Development.
indicated that they needed to complete the research to determine that the properties
deeded to RERG Development were purchased by City of Miami reimbursement funds,
and therefore qualify. Gcorge Mensah had indicated that he needed to complete that
research to finalize this issue.
The expeditious resolution of these issues will allow us to provide these greatly needed
affordable houses as soon as possible to our communities.
