S ` 12'" Avenue on the west and other commercial and residential buildings to the east. The proposed site is 98.939 square feet. The existing site is comprised of duplex (multi -family), residential (single family), retail_ office and parking lots, all of which will be demolished. The proposed site shall include a new 15 story building complete with 772 parking spaces, 51,503 feet of retail/office space, and 408 living units, The plans shall be processed through various permitting agencies. The building plans, site work, and demolition shall be permitted by the City of Miami. Approvals and permits for water and sewer shall be issued by the Miarni-Dade Water and Sewer Department, the Miami -Dade County Department of Environmental Resources Management (DE RM), and the Department of Health. Approvals and permits for stormwater drainage shall be obtained from DER.M-Water Control Section, the Florida Department of Transportation, and the City of Miami Public Works .Department. GENERAL Electric, telephone, water, sewer, and storm drainage utilities are known to exist in the project area. There are no records of underground gas utilities in the immediate area. There are existing water mains in the project area. The locations and sizes of these water mains are as follows: a 16" WM along SW 8`1' Street (south side of property), a 6" WM along SW 7th Street (north side of property), and a i2" WM along SW 12th Avenue which immediately reduces to a D A. The 12" `v%M shall then extend east to the northeast edge of the property where it shall connect to an existing 6" water main. As per WAS1 , if two or more fire hydrants are to be connected to a public water main extension within the property, then the water system shall be looped with two points of connections. Additionally, separate connections for fire lines and fire hydrants shall be required. The total water consumption Tor the proposed structure shall be as -follows: Condominium apartments (408 x 200 gpcd) = 81,600 gallons per day Retail/Office (18.727 x 1 0 gpd/100 square feet) — 1,873 gallons per day Retail (32,776 x 5gpd / €00 square -feet) = 1,639 gallons per day Total Gallons Per Day = 85,112 gallons per day SANITARY SEWAGE COLLECTION The Miarni-Dade County Water and Sewer Department (WASD) is currently responsible for providing sanitary sewer service to the project area. There are existing gravity sewer mains in the project area. The locations and sizes of these gravity pipes are as follows: a 15" gravity sewer main along SW 7th Street (north side of property), a 12" gravity sewer main along SW 12"' Avenue (west side of property), and an 8" gravity sewer main along SW 8` Street (south side of property). Refer to attachment B. The point of connection is subject to an engineering analysis by WASD. It is important to note that improvements to the existing sewage pump stations receiving flow from this project may be required based upon the sewage flows discharged by this project. The total sewage discharge is approximately 85.1 l2 gallons per day. DRAINAGE The total project area is approximately 98,939 square feet. For the purposes of a conservative stormwater management engineering analysis. the entire site shall be considered to be impervious. Water collected from rooftops. vertical building spaces. pedestrian areas, and driveways shall be included in the stormwater drainage system. The catch basins shall be installed with baffles to prevent debris from entering the storm drainage system. The design storm shall be the Miami -Dade County DERM 5 year, 24 hour storm for a period of 90 seconds. Water collected inside the parking garages stud # be collected and discharged into the sar A sump pump shall be provided as required. yste- SOLID WASTE GENERATION it is anticipated that approximately 4.100 lbs per day of solid waste shall he, generated by this project, Condominium apartments (408 x 5 lbs / day) = 2,040 lbs per day, Retail (5-1,503 x 4 lbs/ 100 square feet / day) = 2,060 lbs per day Total solid waste = 4,100 lbs per day or 2.05 tons per day. Solid waste shall be placed and stored in standard on -site containers for both refuse and recyclables. These containers shall comply with the applicable City of Miami codes. Additionally, the solid waste shall be transported to Miami -Dade County Solid Waste Disposal facilities via regular pick-up service by the City of Miami Solid 'waste Department or private hauling companies.
