west and north of the subject lots are designated Single -Family Residential. Also, the character of SW 21 Ter is
low -density residential; specifically, single-family residential. In addition, the change to commercial is not a
logical extension of that category and will bring a more intense commercial use into a low -density residential
street. Finally, the actual Single -Family Residential with an SD-12 Buffer Overlay District category allows 9
residential units per acre, and the requested Restricted Commercial allows 150 residential units per acre. The
applicant has proffered covenant for these properties.
