Escarra, Esq., dated April 12th, 2007 and Gene N. K]uesner, AIA, LEED from Perkins+WilI, dated April 1 1`h, 2007. This modification is approved, as specified below and as detailed in the attached letter (referenced herein and made a part hereof). This approval is based on findings that the proposed modification is a "de minimus" nonsubstantial change to the Major Use Special Permit issued on May 26th, 2005, per the attached memorandum from Lourdes Slazyk, Zoning Administrator, dated February 215`, 2007. Resolution OS-0350 is hereby amended as per the modifications listed in the attached letters and backup and memorandum from Lourdes Slazyk, Zoning Administrator, dated February 20, 2007 and the accompanying plans on file with the Planning Department receipt dated April 13th, 2007. These modifications are needed in order for the project to continue on into development and construction with the greatest possible expediency. The following is a summary of the adjustments subject to approval by the City of Miami and are accompanied by drawings3which depict said requested modifications: Sheet A201 CHANGES INVOLVED: • The traffic islands at the two vehicular entrances/exits in the building will be reduced to allow the pedestrian pavers to run unobstructed across the traffic lanes. • Pedestrian paving system and associated sidewalk ramps will be added at the service and receiving entrances at the west side of the building. • The first floor retail space depths will be unchanged from the original MUSP approved drawings. The floor area of these spaces has been added to the plan. Sheet A202 CHANGES INVOLVED: • Spandrel glass and aluminum framing system will be extended behind the building entrance signage zones and above the vehicular entrances/exits to provide a uniform facade per the approved MUSP drawings. WOOLFF J4S1- 1 AFRICA 1 CI -MOPE Sheet A301 CHANGES I1<VOLVED: • Spandrel glass and aluminum framing system will be extended behind the building entrance signage zones and above the vehicular entrances/exits to provide a uniform facade per the approved MUSP drawings. • The aluminum framing and glass handrail facade at the atrium openings between the big - box retail structure and the parking structure have been revised to a more open design solution. One that involves transparent glass handrails only. This is based on UDRB review comments to open up this facade with more unobtrusive views to the city from the atrium. • The metal wall screening systems at the west, south and north building elevations will be detailed to match the design intent of the approved MUSP drawings. • The north elevation of the parking structure (facing the cemetery) has been revised to match the north elevation of the retail structure providing a uniform cemetery building facade and to match the design intent of the approved MUSP drawings by screening the parking function from view. • The curved glass structure at southeast building corner has been revised to include a hierarchy of mullion patterns within the design intent of the approved MUSP drawings. Glazed double doors shall be added between currently planned planters. A glazed perimeter boundary shall be added in order to secure merchandize access during and after hours of operations. Please see plan for Display rack placement layout. • Glazed retractable doors shall allow for a mobile building envelope. The intent is to expand the outdoor garden center into the building during normal working hours. This modification package changes these spaces to office use. • Proportions of spaces are altered per the plans. Previous residential spaces had a width of 24'-0", the new office spaces have a width of 141-0" • Total floor area of these spaces is reduced by 26% • Residential units contained lofts on two floors. Office space uses the entire floor plate on 4 floors. • Building exterior elevations would not change.
