Pursuant to Ordinance 1.1000, as amended, the Zoning Ordinance of the City of Miami,
Florida, the subject proposal for NEXT.E.L MIAMI NORT.FI/VERIZON WIRELESS
No. 68273 has been :reviewed to allow the following Special hxception:
Special Exception per Article 9, Section 949.3, (Requirements, (imitations standards
and criteria for review of Personal Wireless Service Facilities within specified zoning
district), to allow modification to an existing freestanding/monopole facility by City
Commission Approval.
NOTE: Those Special Exceptions include the following Class l Special Permits:
• CLASS I SPECIAL PERMIT, as per ARTICLE 9. Section 927. Temporary
structures, occupancies, and uses during construction, criteria for special
permits, to allow temporary structures, occupancies, and uses reasonably necessary
for construction such as construction fence, covered walkway and if encroaching
public property must be approved by other city departments;
• CLASS I SPECIAL PERMIT, as per ARTICLE 9. Section 918. Sub -Section
918.2. Temporary off-street offsite parking for construction crews, criteria, to al-
low temporary off-street offsite parking for construction crews working on a residen-
tial project under construction within a commercial -residential zoning district;
• CL.ASS I SPECIAL PERMIT, as per ARTICLE 10. Section 10, Section 10.5.4
Sub -Section 10.5.4.4. C--1 Restricted Commercial, Temporary Signs (3), to allow
temporary development signs;
The following findings have been made:
• It is found that the subject property consists of an existing legal non -conforming
structure with parking on site and it is also found that the proposed use is an
appropriate adaptive reuse for the structure.
• It is found that the proposed is a freestanding/monopole facility designed to
accommodate multiple carries.
• It is found that the subject proposal has been reviewed and found in compliance with
the criteria as set forth in Section 1305 of Zoning Ordinance 11000.
it is :found that upon compliance with the conditions set forth belo -, this project will
not have any adverse impacts on the surrounding area.
Based on these findings, the planning Department is recommending approval o the
application with the following conditions:
Approval of this special exception shall run with this operator only; any changes
to a different operator shall require a separate Special Exception.
2, The existing freestanding/monopole :facility can't increase the propose light of
115 feet.
3. A complete new landscape plan, with specifications, providing landscape screen
must be submitted for review and approval by the Planning Department prior to
the issuance of any Building Permits
