REPORT OF PROPOSED RECORD PLAT OF
MINA ESTATES
LOCATED ALONG THE NORTH SIDE OF NORTH VENETIAN DRIVE
ON BISCAYNE ISLAND
The accompanying plat; entitled MINA ESTATES was prepared by
COUNTY -WIDE LAND SURVEYOR'S) INC. It is in correct form for submission to the
City Commission and is forwarded with la recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1)
The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of two (2) lots containing approximately
18,200 square feet (0.42 t of an acre). It is zoned R-1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Joseph L. Martin, Registered Surveyor and Mapper, this plat
complies with the plat filing Taws of the State of Florida.
(4) The Certificate of Title Examination dated /v(0z' /4 ..0:497 signed
by Gii '4s. �.'_l� T44$ , Attorney, indicates that the fee simple
title to the property platted is correctly vested in 1115 Properties, L.L.C., a Florida
limited liability company, and that the plat has been correctly executed.
(5) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedications.
(6) In accordance with the requirements of Chapters 54 and 55 of the Code of the
City of Miami, Florida, a Cashier's Check, in the amount of $5,441.00, has been

remitted by 1115 Properties, L.L.C., a Florida limited liability company, for the
subdivision improvements at MINA ESTATES. The Cashier's Check and the
Agreement between the City of Miami and the aforementioned owner win
guarantee the following:
a) Construct 49 square yards of new asphalt pavement (1-inch asphaltic
concrete pavement and 6-inch lime rock base).
b) Provide and install 990 square feet of solid sod (including planting soil and top
dressing).
c) Provide and install one (1) sanitary lateral and wye.
The City of Miami Department of Public Works recommends that a covenant be
accepted postponing the immediate construction of street improvements (side-
walk, curb and gutter) on North Venetian Drive.
(8) ' The attached Resolution has been prepared for the acceptance of the Plat by
City Commission of Miami, Florida.
