HomeMy WebLinkAboutExhibit 3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS SEPTEMBER 24, 2007 REPORT OF PROPOSED RECORD PLAT OF YMCA CARVER LOCATED ALONG THE NORTH SIDE OF N.W. 71ST STREET BETWEEN N.W. 3RD AVENUE AND N.W. 5TH COURT The accompanying Plat entitled YMCA CARVER was prepared by Schwebke-Shiskin and Associates, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a subdivision of the property described in the attached Legal Description. The area platted consists of one (1) tract of land containing approximately 289,826 square feet (6.65± acres). It is zoned C-2. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Mark Steven Johnson, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. ,1 (4) The Certificate of Title Examination dated - ,'z -1-h' / 2 47, signed by /i , Attorney, indicates that the fee simple title to the property platted is correctly vested in THE YOUNG MEN'S CHRISTIAN ASSOCIATION OF GREATER MIAMI, a Florida not -for -profit corporation, also known as YMCA of Greater Miami, Inc. and YMCA of Greater Miami, and that the plat has been correctly executed. (5) The area platted is encumbered by a mortgage and the mortgage holder has executed the plat and joined in its dedications. (6) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Performance Bond, in the amount of $163,753.00, has been executed by 401 NW, L.L.C., long term lessee, and Companion Property and Casualty Insurance Company for the subdivision improvements at YMCA CARVER.
