Specifically, those projects include Parc Lofts and Filling Station Lofts. Each development brought authentic loft materials (concrete floor, block walls, and exposed mechanicals) to 72 great spaces! In addition, our firm has funded several Miami based ventures, including the start up of Oceania Cruises - an upper premium luxury cruise venture operating three (3)-684 passenger vessels in Europe, the Caribbean, and Far East. We not only support the proposed Max Miami project as a welcome addition to the area because of its cutting edge design elements and amenities but we are also excited by its mixed use character. We are currently looking for additional office space to house our headquarters group. Our preference is to avoid downtown congestion and stay in the Performing Arts Center area/ Design District locale. We were unable to locate one_ From Max Miami becoming a natural production advertisement for the City of Miami, to the positive environmental standard it would set- to the 1,200 jobs created in an otherwise depressed neighborhood. While Miami has developed in to a city too be proud of in many fields, to date, we are still missing that one serious connection to film and music production. I feel that Max Miami answers that void and will, like Art Basel -Miami, advance Miami in the production environment. Our company owns 1601, 1625 and 1635 North Miami Ave. and 1614, 1618 and 1632 Northeast Miami Court, Miami, Florida, which is comprised of 36,500 square feet of land and three connected building totaling 17,000 square feet located one block west of the property for which rezoning is being sought: 1603, 1611, 1615, 1621, and 1631 Northeast Miami Place and 1604,1622, and1630 Northeast 1st Avenue, Miami, Florida. It is our understanding that the zoning ordinance at issue is being sought to construct the Max Miami 30 story building which will be comprised of commercial office space including recoding studios for film post -production work, ground floor retail, a ground floor cafe, a five story hotel with a full height atrium, a restaurant, and condominiums. We believe that this building, as currently designed, would be one of the most attractive buildings in Miami. Of greater importance, we strongly believe that this mixed use project would be an essential element in achieving the City's goal of developing the Omni CRA District as an Arts & Entertainment District. Currently, the vast majority of the current and proposed development in the Omni CRA District is on Biscayne Bay, Biscayne Boulevard and N.E. 2nd Avenue. The only significant development west of N.E. is 2nd Avenue is on N.E. 17th Street (Parc Loft, Filling Stations Lofts and Bayview Market), with N.E. 14th Street having some activity, (consisting primarily the Ice Palace on the west side of North Miami Avenue, which Received Time Dec. 24. 5:00PM Dec 24 2006 5:20PM 718 369 0056 P. 3 contains Karu & Y, and P.S. 14). By contrast, the area west of N.E. 2nd Avenue between 14th and 17th Street, is composed mainly of vacant land for sale and dilapidated houses, The construction of Max Miami, as currently designed, would be instrumental in further changing what was a highly undesirable area, and what still is considered a questionable area by most people, into a safe, commercially viable community. This is especially important given the current economic condition; concerns with overbuilding in Miami; and the city's history of having its real estate development stagnate for long periods, as witnessed in Brickell during the 1990s. Absent a building like Max Miami, the development of the west side of the Omni CRA District could stagnate for many years. The fear that development the Omni CRA District could stagnate as a result of the current economy is of significant moment to us since we currently are drafting revised plans to substantially renovate our 17,000 square feet facility to accommodate restaurant and retail space. In determining whether to commit a large sum to such renovation, our concern, having spoken to potential tenants, is that the west side of the Omni CRA District be perceived as being integrated with the neighborhood and that it will be safe and secure enough, within the next several years, for patrons to be able to walk from the Performing Arts Center to our property without fear. Having a building like Max Miami being constructed would go far towards assuaging potential tenants concerns about the central western area of the Omni CRA District. Furthermore, the mixed use nature of Max Miami would go a long way to creating the type of urban landscape described in the book Suburban Nation, which is the philosophy adopted in Miami 21. Given Max Miami's office and studio space geared to the film industry and its creation of hotel space and a restaurant, the building would go a long way help fulfill the arts and entertainment purpose of the neighborhood. Tony Argibay sostiene, ademas, que los estudios deben ser lugares de trabajo agradables. AI arquitecto de origen hispanoTony Argibay, le gusta usar la expresidn "video activo" para describir los espacios colectivos de mucha actividad que disena en sus instalaciones para estu- dios de radio y television. Como director de una conocida compania de arquitectos que tiene sede en Nueva York, y como miembro del Instituto Americano de Ar- quitectura (American Institute of Architec- ture, AIA) ha disenado una diversidad de estudios de radio y television: desde pe- quenos espacios de grabacion con aisla- miento acUstico, hasta la implementation de nuevas funciones de varios niveles dentro de los altos rascacielos. Y todos in- corporan su vision de colaboracibn y es- pacio, incluso los ambientes de trabajo. Argibay explico que cuando ve las ins- talaciones de emisoras de radio y televi- sion disenadas en los ultimos 20 anos, piensa que "codas representan grandes ambientes cerrados que corresponden a estructuras antiguas". El centro de transmision de la CBS es una antigua le- cheria, y los estudios de la ABC y la NBC estan ubi- cados en caballerizas an- teriores a la era del auto- movil. Opina que estos estu- dios son "espacios horri- bles", creados por inge- nieros de radio y televi- sion mas interesados en facilitar la entrada y salida de sus equipos y poder mantenerlos frios, que en la comodidad de los em- pleados. Anota que como en la actualidad el mundo de la television ha madurado, se ha vuel- to mas sensible a los nuevos metodos uti- lizados en el funcionamiento de la esta- ci6n. Argibay sostiene haber tenido mucho exito en la humanization del lugar de tra- bajo en empresas de radio y television, debido a que sus disenos proporcionan acceso eficiente a todos los componentes de un estudio y procuran ofrecer un am- biente agradable a los empleados de la estacion y de produccion, que trabajan alli durante muchas horas. Esto incluye elementos basicos como, por ejemplo, agregar ventanas a los cuartos tradicional- mente oscuros y aislados. "En un ambiente inhospito, los em- pleados se cansarian de estar sentados en el cuarto de control o en la sala de edi- cion, y esto haria que tomaran mas des- cansos y trabajaran menos —sostiene e! ar- quitecto—. Otro proyecto anunciado del que Argibay se siente especialmente or- gulloso es Studio City NewYork, una edification de 15 pisos y 67.000 metros cuadrados, con estudios y areas de production que se proyecta construir en la zona occidental de Manhattan. Arrendara espacio y pro- porcionara servicios a la industria del cine y la television, con estudios aislados acusticamente, salas de edicidn digital, cuartos de control y una gran va- riedad de-.instalacione5 afines, que permi- tfran que los productores de cine y televi- sion creen programas en video digital de alta definition (HD) para format() de pan- talla ancha. Cuandu el edificio este termi- nado tendra, ademas, un gimnasio, un ri- guroso sistema de seguridad, estaciona- miento subterraneo y suites de lujo en el penthouse para actores y presentadores famosos. La construccidn de Studio City, desde los cimientos, con un costo cercano a los US$ 375 millones, le permitira a Argibay eludir los compromisos que tendrfa que adoptar si trabajara con una organization existente. Segun Argibay, "cuando se di- sena algo desde los cimientos, es posible crear un ambiente flexible que se pueda adaptar a un cambio en los planes del in- quilino o a un crecimiento futuro". El nuevo edificio, ademas de siete es- tudios de 370 a 1.500 metros cuadrados (dos de los cuales se podran ampliar a 2.500 metros), tendra siete mil metros cuadrados de espacio adicional para usar como oficinas de production, camerinos y salas de ensayo, salones para proyec- cidn, un teatro para 300 personas, espa- cio para el ptiblico, cuartos de control, salas de edicidn, talleres y bodegasjunto a cada escenario.
