HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 621-625 NE 64th Terrace & 645 NE 64th Terrace FILE NO: 06-01433zc Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation from R-3 "Multifamily Medium Density Residential" to R-3 "Multifamily Medium .Density Residential" with and SD-12 "Buffer Overlay District" as follows: The subject properties consist on three parcels fronting NE 64th Terrace between Biscayne Boulevard and NE 7th Avenue (Complete legal description on file at the Hearing Boards Office). The following findings have been made: • It is found that immediately adjacent to the west of the subject properties the areas are designated C-1 "Restricted Commercial" with an SD-9 "Biscayne Boulevard North Overlay District". • It is found that the character of the NE 64th Terrace is residential, specifically multifamily medium density residential. • It is found that the change to R-3 "Multifamily Medium Density Residential " with and SD-12 `Buffer Overlay District" is not an appropriate designation and would bring parking use into a residential area. • It is found that the requested change would allow parking for an office building along with a three floor parking garage structure lined of which only two floors will be lined with residential units as part of a project that includes the parcel immediately to the west of the subject properties. Based on these findings, the Planning Department is recommending denial of the application as presented.
