APPLICATION FOR VARIANCE SUBJECT TO COMPLIANCE WITH ZONING ORDINANCE
11000 rand THE CITY CODE, AS AMENDED, AND TO ALL APPLICABLE CRITERIA,
CONSIDERATIONS AND/OR OTHER REGULATIONS.
The proposed development "MR AND MRS. MANUEL VEGA JR" will be comprised of twelve (12)
residential units with proximally 8,618 square feet of residential floor area and will provide 13 parking
spaces. The residential structure will have a maximum height of 60 feet 11 inches A.G.L. (69 feet 6 inches
N.G.V.D.) at top of ridge. The project as proposed requires a Variance for increase of lot coverage from
forty (40) percent of Gross Lot Area maximum allowed to forty six point six (46.6) of Gross Lot Area
requested, and a Variance for additional height setback limitation as delineated by a 63 degree inward
sloping plan measured by a ratio of 1 foot in the horizontal for two feet in the vertical dimension starting
at an elevation of 40 feet from Base Building Line when abutting an R-1. district,
Pursuant to Zoning Ordinance 11000, as amended, Supplement 14, the Zoning Ordinance of the City of
IVliarni, Florida, the subject proposal for MR. AND MRS. MANUEL VEGA JR at 11 SW 59" AVENUE
Street, Miami, Florida, has been submitted and reviewed to allow application for VARIANCES to allow
relaxation of the terms of the ordinance to; 1) Increase the lot coverage from forty (40) percent of Gross
Lot Area maximum allowed to forty six point six (46.6) percent of Gross Lot Area requested, and 2)
Height setback limitation as delineated by a 63 degree inward sloping plan measured by a ratio of 1 foot
in the horizontal for two feet in the vertical dimension starting at an elevation of 40 feet from Base
Building Line when abutting an R-1 district., subject to all applicable criteria;
REQUEST, for a VARIANCE, as per, ARTICLE 19, ARTICLE 4, Sect.401, C-1 Restricted Commercial,
to allow a relaxation of the terms of the ordinance in lot coverage, subject to all applicable criteria;
