Special Exception pursuant to Section 401 of Ordinance 1 1000, as amended, The Zoning
Ordinance of the City of Miami. Florida, the subject proposal has been reviewed to allow
a Health Clink {medical Office) in the R-3 Multifamily Medium -Density Residential Dis-
trict asfollows:
The following findings have been made:
• it is found that the proposed Health Clinic use will be beneficial to the area in provid-
ing a needed service to the community.
® It is found that the proposed Health Clinic (medical office) is an appropriate adaptive
re -use of an existing structure.
• It is found that the request includes a petition to allow the increase of the degree of
non conformity that is justified because of the adaptive reuse of an existing structure.
It is found that the submitted plans provide the required parking without the request of
a parking variance.
• It is found that the submitted plan does not depict sign specifications and paint color
samples in order to determine aesthetic impact.
• It is found that the submitted landscape plan is poor and deficient.
o It is found that with respect to all additional criteria as specified in Section 1305 of
Zoning Ordinance 11000, the proposal has been reviewed and found to be adequate.
Based on these findings, the Planning Department is recommending approval of the
application with the following conditions:
1.- The proposed facility shall be limited to outpatients only with no overnight stay.
2.- A complete new landscape plan, with specifications, including irrigation and il-
lumination must be submitted for review and approval by the Planning Department
prior to the issuance of any building permits.
3,- Plan of the existing and proposed facades, signs specifications and paint color
samples shall be submitted for the review and approval by the Planning Department
prior to the issuance of any building permits.
