This site is situated along NW 3r i Street between North Miami Avenue and NW 1st Avenue in the City of Miami, Florida. A portion of the office space of this building will serve as the main operations office for the Municipal Parking Authority. I. Drainage Existing .Drainage: The existing site is composed of a parking garage structure of approximately 0.95 acres, an asphalt parking lot and a piece of vacant land where there once lied retail building which has since been demolished. The drainage system serving this parcel is composed of a series of drainage inlets and exfiltration trenches. The inlet rim elevations range from approximately 11.6' NGVD to approximately 12.6' NGVD. The perimeter grade varies from 10.9' NGVD to 13.1' NGVD. This site has very little above ground storage which gives the site the potential of overflowing into the adjacent right-of-way during above average storm events. Proposed Drainage: The proposed site is planned to be drained by the use of a network of inlets and pipes conveying the run-off and directing it into two drainage wells. This drainage system will be sized to dispose the 5-Year storm event as required by Miami -Dade County DERM. II. Water Distribution Existing Water Mains: Miami -Dade Water & Sewer Department (M-DWASD) owns and operates the following water mains in the vicinity of the project. Mora Page 2 6119/2007 IS City of Miami Courthouse Center Garage Site Utility Study Proposed Water Mains: Based on the above, we anticipate that no off -site improvements will be required by Miami -Dade WASD since the existing mains comply with the ininirnum requirements implied by zoning and the fire department. Water Demand: The proposed development is expected to generate an average dai water demand of 4,29.1 gallons per day (g.p.d.) based on Miami -Dade Water & Sewer Department tables for this type of development (4,043 s.f. of retail space X 5 g.p.d./100 s.f = 203 g.p.d.) + (40,878 s.f of office space X 10 g.p.d.C100 sat: 4,088 g.p.d) IIL Sanitary Sewer Collection System Existing Sanitary Sewer Mains: Miami -Dade Water & Sewer Department (M- DWASD) owns and operates the following sanitary sewer mains in the vicinity of the project. Miami Ave. 10" Sanitary Gravity Main North Miami Ave. NW 2nd St. and NW 3r St, 20" Sanitary Gravity Main NW 3rd Street NW lst Ave and N. iMiarni Ave. 12" Sanitary Gravity Main Proposed Sanitary Sewer Mains: Based on the above, we do not anticipate the construction of any off -site mains. We plan to provide the structure with 2 sewer connections to facilitate the distribution of the interior plumbing. One of the connections will be to the existing 10" gravity line along NW 2t d Street with a new private service. The other connection will be to the existing 12" sewer main on NW 3rd Street with a new private service. Please be advised that although the existing mains abutting this site seem to be adequate Miarni-Dade Water & Sewer Department will model the loads generated by this development to ensure that there is enough capacity in the existing mains to serve this project. Sanitary Sewer Load: Please refer to the Water Demand Section for the calculations of the expected sanitary sewer loads. Solid Waste Generation The solid waste that will be generated by this development was calculated to be (250 employees .X 1.1 Kg/employee/day = 275 Kg./day) 607 lbs./dayr. The solid waste that will be generated by this project will be collected in standard on -site duanpster which will be rolled out from the structure for pick up. Pick-up service will be provided by either a private garbage collection company or by the City of Miami Solid Waste Department. V. Gas We do not anticipate a need for fuel gas at the referenced p.roject, however, there is an existing 8" gas main along NW 2nd Street. (Information obtained from the City of Miami Underground Public Records) VI. Electrical Contact has been made with Florida Power and Light, and their representative has informed us that 480/277 Volt, three phase service is available. The project will be served from an FPL vault inside the building.
