HomeMy WebLinkAboutZB PlansPINNACLE PLAZA 3650 N.W. 36TH STREET NEW MULTIFAMILY RESIDENTIAL:-R-4 IN THIS CASE ZONING DESIGNATION: C-2 LIBERAL COMMERCIAL DISTRICT APPLICATION FOR SPECIAL EXCEPTION PERMIT SUBJECT TO COMPLIANCE WITH ZONING ORDINANCE 11000 AND CITY CODE, AS AMENDED, AND ALL APPLICABLE CRITERIA, CONSIDERATIONS AND/OR OTIIER REGULATIONS. The proposed development "Pinnacle Plaza" will be comprised of a new 10 story structure of 132 residential units with approximately 136,992 square feet of floor area, and approximately 3,303 square feet of retail area. The project will provide .198 off-street parking spaces. Pursuant to Ordinance 11000, as amended, Supplement 14, the Zoning Ordinance of the City of Miami Florida, the subject proposal for PINNACLE PLAZA at 3650 N.W. 36TH STREET MIAMI, FLORIDA, has been submitted and reviewed to allow an application for Special Exception Permits, subject to all applicable criteria; SPECIAL EXCEPTION, as per Article 4, Sect. 401, under Conditional Principal Uses of C-2 zoning classification numeral 12, to allow Multifamily Residential structure of a density equal to R-3 or higher R-4 in this case subject to all applicable criteria, by Special Exception only: SPECIAL EXCEPTION, as per ARTICLE 9, Section 917.6, Reduction in parking requirements for housing for low income families and individuals, to allow up to 50% parking reduction as follows; Required parking spaces Proposed parking spaces Request to waive 264 198 66 (25% reduction * See engineer certification letter by Victor Ceron, P.E. CLASS II SPECIAL PERMIT, as per ARTICLE 9, Section 927. Temporary structures, occupancies, and uses during construction, criteria for special permits, to allow temporary structures, occupancies, and uses reasonably necessary for construction such as construction fence, covered walkway and if encroaching public property must be approved by other city departments; CLASS I SPECIAL PERMIT, as per ARTICLE 9, Section 906, Sub -Section 906.9.
