WRIGHT 111" Our firm represents Pinnacle Plaza, Ltd., the owner, (the "Applicant"), in connection with this application for special exception for the properties located at approximately 3650 NW 36 Street and legally described in the attached Exhibit "A" (the "Property"). The Property is zoned C- 2 Liberal Commercial and is designated Liberal Commercial in the City Comprehensive Development Master Plan. The Property consists of 1.05 net acres, The Applicant intends to develop the Property with a 132-unit multifamily affordable housing development with a retail component. The Applicant is seeking a Special Exception pursuant to Section 401 in order to allow multifamily residential use in the C-2 zoning district. The property is located in close proximity to existing residential uses making it a logical extension of existing residential development. As an infill site, the property is already served by infrastructure. Additionally, the Applicant seeks approval of a parking reduction of approximately 25% pursuant to Section 917.6 of the Zoning Code which permits a reduction of up to 50% for affordable housing developments. The parking garage has been designed to structurally support Ms. Teresita Fernandez February 7, 2007 Page 2 the future construction of additional parking levels should the need arise in the future for additional parking, as required by Section 917,6 of the Zoning Code. Special Exceptions for the use and parking reduction we are seeking was approved for this site in 2004. These approvals have since lapsed while the Applicant has attempted to secure construction funding from the Florida Housing Corporation. After a long wait and several attempts, the Applicant has secured that funding and is finally able to move forward with the development. As such, the Applicants are resubmitting the request for the aforementioned Special Exceptions and have improved the design of the original building. The Property is zoned C- 2 Liberal Commercial and is designated Liberal Commercial in the City Comprehensive Development Master Plan. The Property consists of 1.05 net acres. The Applicant intends to develop the Property with a 1.32-unit multifamily affordable housing development with a retail component. The Applicant is seeking a Special Exception pursuant to Section 401 in order to allow multifamily residential use in the C-2 zoning district as described in our letter of intent dated February 7±, 2007. The purpose of this letter is to amend the existing application pursuant to Section 2215.2 of the City of Miami Zoning Code (the "Code") to include a Class 11 Special Permit to allow a reduction in loading stall dimensions in order to provide one (1) 12x35x15 and four (4) 10x20x15 loading stalls where three (3) 12x35x15 are required.
