HomeMy WebLinkAboutExhibit 3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS JULY 12, 2007 REPORT OF PROPOSED RECORD PLAT OF EVANRAFY SUBDIVISION LOCATED ALONG THE NORTH SIDE OF N.W. 15 STREET BETWEEN N.W. 30 AVENUE AND N.W. 31 AVENUE The accompanying Plat entitled EVANRAFY SUBDIVISION was prepared by Eduardo Ensenat Surveying, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of four (4) lots and a private road containing approximately 28,400 square feet (0.65 t of an acre). It is zoned R-1. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Eduardo Ensenat, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) The Certificate of Title Examination dated -0vo7 , signed by .2%7 /9Ce verso , Attorney, indiciates that the fee simple title to the property platted is correctly vested in Evelio Garcia, who is married to Jodi Lisa Garcia, and Olga M. Garcia, who is married to Rafael E. Ruiz, and that (5) the plat has been correctly executed. The area platted is not encumbered by a mortgage. (6) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Letter of Credit, in the amount of $32,104.00, has been executed by Evelio Garcia and Olga M. Garcia, owners, and their respective spouses, Jodi Lisa Garcia and Rafael E. Ruiz, and Terrabank, N.A., for the subdivision improvements at EVANRAFY SUBDIVISION. The Letter of Credit will accompany the Agreement between the City of Miami and the aforementioned owners and their spouses to guarantee the following: REMOVE APPROXIMATELY 710 SQUARE FEET OF EXISTING CONCRETE SIDEWALK REMOVE APPROXIMATELY 30 SQUARE YARDS OF EXISTING DRIVEWAY APPROACH CONSTRUCT APPROXIMATELY 585 SQUARE FEET OF NEW 4-INCH CONCRETE SIDEWALK (INCLUDING HANDICAP RAMPS) CONSTRUCT APPROXIMATELY 125 SQUARE FEET OF NEW 6-INCH CONCRETE SIDEWALK CONSTRUCT APPROXIMATELY 44 SQUARE YARDS OF NEW ASPHALT PAVEMENT (1- INCH ASPHALTIC CONCRETE PAVEMENT AND 6-INCH LIMEROCK BASE) PROVIDE AND INSTALL APPROXIMATELY 140 LINEAR FEEET OF 8-INCH SANITARY SEWER PIPE CUT ONE (1) OPENING TO EXISTING MANHOLE PROVIDE AND INSTALL ONE (1) TYPE "A" MANHOLE PROVIDE AND INSTALL THREE (3) SANITARY LATERALS AND WYES PROVIDE AND INSTALL APPROXIMATELY 1020 SQUARE FEET OF SOLID SOD IN PLACE, INCLUDING PLANTING SOIL AND TOP DRESSING PROVIDE AND PLANT TWO (2) PINK TRUMPET TREES (TABEBUTA HETEROPHYLLA) (7) The attached Resolution has been prepared for the acceptance of the Plat by City Commission of Miami, Florida.
