B1 - SCOPE
Grapeland Heights Park
Phase I
The scope of work for this project is to provide all labor, materials, supplies, equipment and
supervision to design a Water Park, Banquet Hall, Ball fields & Concession/Restroorn
Building on the existing park site. The scope also includes all labor, materials, supplies,
equipment and supervision to construct the baseball fields (ref. #2), the
concession/restroom building (ref #3) at the ball fields, and parking for the ball fields (ref.
#12a).
Future Phases
When funds become available, the City reserves the right to amend this Agreement to
encompass construction of the balance of facilities designed by the Firm.
Scope of Work
1) Site Planning and Preparation:
• Site planning and preparation including demolition, fills, grading, drainage and
utilities.
2) Baseball Fields:
• Two (2) ball fields shall be designed to be two hundred -fifty feet (250') from home
plate to the foul poles and two hundred -eighty to two hundred -ninety feet (280' —
290') from home plate to the center field fence.
• One (1) ball field shall be designed to be two hundred feet (200') from home plate to
the foul poles and two hundred -forty to two hundred -fifty feet (240'-250') from home
plate to the center field fence.
• One (1) ball field shall be designed to be one hundred -seventy five feet (175') from
home plate to the foul poles and two hundred to two hundred -ten feet (200'-210')
from home plate to the center field fence.
3) Concession/Restroom Building at Ball field:
• A two story ADA accessible 2,360 square foot octagonal structure shall be
constructed to include a concession area, a men's restroom, a women's restroom, a
utility room, an electric room and an open-air scorer's deck.
• The second floor elevation will be at (±) fifteen feet above the first floor finish
elevation in order to provide a clear view of the ball fields.

4) Banquet Facility:
• A twenty-six thousand four hundred -sixty square foot (26,460 sf) CBS unit masonry
building shall be designed to include a dining hall/multi purpose room (400 person
banquet capacity), food warming/preparation area, men's restroom, women's
restroom, janitor's room, mechanical room, electric room, storage room, equipment
storage room and facility manager's office.
5) Basketball Courts (x2):
• The basketball courts shall be constructed with a Plexipave Color Surface System
(standard color as selected by Owner) over a 6" crushed lime rock base and 1 %" of
Type II FDOT specification asphalt.
6) Primary Water Activity Pool:
• An 11,454 square foot shotcrete activity pool, with a bathing load of 286 persons.
• The NBGS International Model No. MLP-1426 water playground is designed to
service children age five (5yrs) and above.
7) Wacky Waterway:
• Construct a 675 foot river ride. Constructed of shotcrete with a bather Toad of 134
persons shall be constructed with a Diamondbrite (or equal) quartz based finish and
ceramic water line tiles.
8) Secondary Water Activity Pool:
• A 5,366 square foot shotcrete activity pool, with a bathing load of 115 persons, shall
be constructed with a Diamondbrite (or equal) quartz based finish and ceramic
water line tiles.
• The NBGS International Model No. MLP-238 water playground is designed to
service children age five (5) and under.
9) Resort Pool:
• A Myrtha Ceramic stainless steel resort pool, with a bathing Toad of 124 persons.
The pool shall have a beach entry and pitch to a deep end of six feet (6'). The pool
will also be designed to accommodate short course lap swimming.
10) Pool Entrance/Restroom Building:
• A 4,200 square foot CBS unit masonry building shall be designed to include men's
restroom/locker room, women's restroom/locker room, janitor's room, mechanical
room, break room, electric room, lifeguard office, ticket office and manager's office.
11) Pool Equipment/Concession/Restroom Building:
• A 2,645 square foot CBS unit masonry building shall be designed to include a pool
equipment room, a concession prep area, a storage room, a janitor's room, a
covered porch area, a uni-sex restroom and an electric room.

12) Parking:
a) Provide 191 asphalt spaces adjacent to the ball fields. When funds become
available, the City reserves the right to amend this Agreement to encompass
construction of the balance of facilities designed by the Firm.
b) Provide 96 asphalt parking spaces and 91 stabilized grass parking spaces for
valet, designed to the Banquet faculty.
c) Provide 158 asphalt parking spaces and 3 asphalt bus parking spaces adjacent
to the water park.
d) Provide 42 asphalt parking spaces and 62 stabilized grass parking spaces for
valet/event for shared use by the Banquet faculty and Water Park.
e) Total parking spaces 445 asphalt, 13 stabilized grass and 3 bus parking spaces
provided.
13) Main Entrance Park Sign:
• A two hundred square foot (200 sf) park sign shall be designed for and installed at
the main entrance.
• The entrance sign will be constructed of 2" thick high density polyurethane board.
