Dear Ed:
Recreational Design & Construction, inc. (FIDC) hereby submits this proposal to include all general
conditions, labor, material and equipment for the construction of the Grapeland Heights Park Phase 111
Recreational Building located at 1550 N.W. 37th Avenue in Miami, Florida 33125.
Project Intent: It is our intent to construct the Phase 111 Recreation Building simultaneously as Phase II is
being constructed. We have reduced our General Conditions to accommodate the overlap. Seeing that
the plans are complete and ready for permitting, we have allowed one (1) month for permitting and eight
(8) months for construction. if allowed to start permitting by June 30`^, the project will complete on or
about the same completion time as Phase. II, February, 2008.
The price proposal is in accordance with the design drawings by the City of Miami Department of Capital
Improvements with drawing sheets: Al General Site Plan, A-1.1 Site Plan, C-1 Civil Details, L-1
Landscape Plan, 1-1 irrigation Plan and Notes, A-2 Floor Plan, A-3 Front and Right Elevations, A-4 Rear
and Left Elevations, A-5 Specifications/Details, A-6 Roof Details, A-7 Wall Sections and Details, A-8
Restrooms Fixtures Layout, A-9 Details, A-10 Ceiling Plan, S-1 Footing Plan, S-2 Roof Framing Plan, S-3
South and East Structural Elevations, S-4 North and South Structural Elevations, S-5 & S-6
Sections/Details, S-7 Structural Notes and Details, P-1 & P-2 Plumbing Plan, M-1 & M-2 A/C Details, E-1
Electrical Plan/ Power, E-2 Electrical Plan, E-3 Telephone -Data Layout Plan, E-4 Fire Alarm Plan, on
sheets dated 5/25/07.
Clarifications
• The proposal includes all general conditions and supervision.
• A performance and payment bond is included in this proposal.
• A full time 24-hour security guard shall be provided during the construction period.
• All exterior glass and glazing shall be impact resistant. Interior glass to be non -impact.
• Exterior wall insulation shall be 500 core thermal resistant with an R-5 Value.
• All exterior ramp and stairs railing shall be steel galvanized and shall be painted.
• Entry porch brick pavers shall be 2-3/8" thick laid in a mortar bed. Concrete floor under pavers
shall be recessed to receive pavers.
• All restroom and covered terrace tile shall be unglazed ceramic tile.
• All exterior doors shall be fitted with exit and panic hardware device.

Williams.
• Telephone and data stub outs shall be provided with a pull string above the ceiling to receive
future wiring by the City of Miami.

The total price for the above -mentioned scope of work is One Million Sixty Five Thousand Seven
Hundred Thirty Five Dollars ($1,065,735.00).
Credits From Phase II Contract
Recreational Design and Construction, Inc. is pleaded to offer an Alternate Site Plan (attached) for your
consideration. The Alternate Site Plan takes into account, the removal of the larger Banquet Facility and
replacement with the proposed 5,400 Square Foot Recreation Building. The parking, sidewalks and
grand rotunda have been omitted to allow for proposed tennis courts and open green space. The credits
shown below, reflect the revised Site Plan:
• Grease Trap in Phase III contract for previously proposed Recreational Building 13,000 SF RDC
Version Credit $ 8,000.00
• Credit Site Work redesign to include all paving grading, curbs, sidewalks, signage stripping and
marking Credit $ 27,782.00
Total Credit due to site redesign for new City Recreation Building Total Credit: $ 35,782.00

Proposed Two (2) Lighted Tennis Courts
Provide engineered and design drawings.
• Grade and prep area to construct two (2) 80 x 35 Tennis Courts construction,
• Construct a 6" well compacted lime rock base over a "12" well compacted sub grade.
• Prime area and pave with. 1" of Type S ((I asphalt mix.
• Flood area over paving with three (3) coats of Plexipave Coloc Surface System (standard color as
selected by Owner).
• Tennis Courts marking lines shall be Plexicolor 100% acrylic emulsion type paint
• Provide and install Tennis nets and posts.
• Enclose the perimeter with an eight -foot high black LCX fence. Two lockable gates shall be installed.
• Provide and install a three-foot high fence with a walk through gate to divide the two courts.
• Provide and install four (4) 120-foot player aluminum benches and two trash receptacles in the tennis
compound.
• Sport lighting as manufactured by RSL Lighting shall be provided for the Tennis Courts with a
minimum maintained 30-foot candle.
The total price for the proposed Tennis Courts shall be One Hundred Eighty -Two Thousand Dollars
($182,000.00).
