COURTAND 1264 NW 315` STREET, MIAMI, FLORIDA, LEGALLY DESCRIBED ON EXHIBIT "A"
ATTACHED AND INCORPORATED (COLLEC I IVELY, THE "PRQPLRTIES"; INDIVIDUALLY, A
"PROPERTY"), AND AN EXTENSION UNTIL DECEMBER 31, 2008 TO COMPLETE
CONSTRUCTION OF A TWIN HOME ON EACH SUCH PROPERTY; AUTHORIZING THE
CONSTRUCTION OF A TWIN HOME, RATHER THAN A SINGLE FAMILY HOME, ON THE
PROPERTY LOCATED AT 790 NW 29th TFRRACE, MIAMI, FLORIDA; AUTHORIZING THE CITY
MANAGER TO EXECUTE ALL NECESSARY DOCUMENTS FOR SAID PURPOSES.

Background Information:
Pursuant to Resolution No. 03-215, adopted February 27, 2003, the City Commission
approved the conveyance of two City -owned vacant parcels located at 2374 N.W. 33rd
Street, and 790 N.W. 29th Terrace, Miami, to Allapattah Business Development
Authority, Inc. ("ABDA"), a Florida not -for -profit corporation, for the development of two
new single family homes for low and moderate -income families and individuals.
Pursuant to Resolution No. 04-0289, adopted May 6, 2004, the City Commission
designated certain City -owned Properties located at 3255 N.W. 11th Court, 3245 N.W.
11th Court, and 1264 N.W. 31st Street, Miami, as surplus and authorized ABDA to
develop three (3) twin homes for affordable to very low, low and/or moderate -income
families and/or individuals.
ABDA has completed one single family house located at 2374 N.W. 33rd Street, Miami.
The lot located at 790 N.W. 29th Terrace, Miami has sufficient square footage to
construct a twin home.
Due to previous delays in obtaining building permits from the City and procuring a
contractor, ABDA is requesting extensions of time to commence and complete
construction on the Properties listed on Exhibit "A" attached and incorporated.
ABDA has obtained the required permits and is in the process of selecting a contractor.
The Administration recommends granting ABDA an extension of time until March 30,
2008 to commence construction on the Properties specified on Exhibit "A", and until
December 31, 2008 to complete construction of a twin home on each such Property.
The Administration also recommends authorizing the construction of a twin home, rather
than a single family home, on the Property located at 790 NW 29th Terrace, Miami,
Florida.
