REPORT OF PROPOSED RECORD PLAT OF
ICE PALACE
LOCATED ALONG N.W. 14 STREET AND N.W. 15 STREET
BETWEEN NORTH MIAMI AVENUE AND THE F.E.C. RAILROAD

The accompanying Plat entitled ICE PALACE was prepared by
Schwebke-Shiskin & Associates, Inc. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract of land containing
approximately 142,937 square feet (3.28 ± acres). It is zoned C-2.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Robert F. Jackson, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of: N.W. Miami Court between N.W. 14 Street and N.W. 15 Street, a
portion of the 12-foot wide alley of Block 41 of Plat Book B at Page 53 and a
portion of the 12-foot wide alley of Block 42 of Plat Book B at Page 53. This
action was confirmed by City Commission Resolution No. R-04-0176.

title to the property platted is correctly vested in BIG TIME EQUIPMENT, INC., a
Florida corporation, and that the Plat has been correctly executed.
(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedications.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the
City of Miami, Florida, a Letter of Credit, in the amount of $30,386.00, has been
executed by BIG TIME EQUIPMENT, INC., Principal, and Mellon United National
Bank for the subdivision improvements at ICE PALACE. The letter of Credit will
accompany the Agreement between the City of Miami and Big Time Equipment,
Inc., to guarantee the following:
