Subject: Sale of city -owned C1uc90 property located at 4001 NW 17 Avenue, Miami, Florida
Purpose of Item:
A Resolution of the Miami City Commission, with attachment(s), declaring surplus and approving the
sale of the city -owned property located at 4001 NW 17 Avenue, Miami, Florida ("Property"), as more
particularly described in Exhibit "A" attached hereto and made a part hereof, to Centurion Community
Development Center, Inc.("Centurion"), a Florida Non -Profit Organization, establishing Ten Thousand
dollars ($10,000.00) as the amount to be paid to the City of Miami by the aforementioned; further
authorizing the City Manager to execute an agreement for purchase and sale, in substantially the form
attached, and to execute such other documents as may be necessary to consummate such transaction in
accordance with the terms and conditions of the agreement, which terms may be amended by the City
Manager as may be necessary in order to meet the best interests of the City.

Subject: Sale of city- owned C1uc90 property located at 4001 NW 17 Avenue, Miami, Florida
Background Information:
The Property located at 4001 NW 17 Avenue, Miami, Florida, which contains approximately 1,950 sq.
ft. ("Property") was conveyed to the City of Miami ("City") by Miami -Dade County in connection with
delinquent taxes under provisions of Florida Statute Section 197.592, as amended. The Board of County
Commissioners determined that the Property is of insufficient size, shape, location, value and is of use to
only adjacent property owners. Currently the Property sits vacant, represents a maintenance cost and
liability to the City and does not generate ad valorem taxes. The City contacted the adjacent property
owners, inquiring if there was an interest in purchasing the Property. Centurion Community
Development Center, Inc.("Centurion"), a faith based organization, was the only adjacent property
owner that was interested in this property and has agreed to pay the City a purchase price of Ten
Thousand Dollars ($10,000.00) or approximately $5.13 per sq. ft. for this parcel. Centurion's site is
currently utilized for church purposes and Centurion wishes to purchase the City's site for parking.
Section 29B of the City of Miami Charter provides an exemption from the competitive bidding
requirements and return of fair market value when disposing of City -owned property acquired in
connection with delinquent taxes. The Property will be conveyed "as is" and "where is" and the City
will not warrant the sufficiency of its title nor any interest it may have in the property.
