Subject: Lease Agreement with Done Deal Holdings, Inc., a Florida Corporation for the use of office
space for Coral Way NET office.
Purpose of Item:
A Resolution of the Miami City Commission with attachments authorizing the City Manager to
execute a Lease Agreement between the City of Miami ("Lessee") and Done Deal Holdings, Inc., a
Florida Corporation ("Lessor"), in substantially the attached form, for the lease of approximately
1,400 square feet of office space located at 2299 SW 27th Avenue, Miami, Florida. The lease is for a
term of one (1) year that shall commence on the effective date. The lease term has an option to extend
for two (2) additional one-year terms. Rent for the first year shall be at a rate of $23.14 per square
foot or $2,700.00 per month, with rent for the option year(s) to be increased by three percent (3%).
Lessee shall pay only for electricity and will be provided use of three (3) exclusive parking spaces,
funds will be allocated from Special Revenue, account code 11500.151000.544000.0000.00000; with
other terms and conditilns as more particularly set forth in the Lease Agreement.

Subject: Lease Agreement with Done Deal Holdings, Inc. a Florida Corporation for the use of office
space by Coral Way NET office.
Background Information:
This item seeks City Commission approval to lease space located at 2299 SW 27th Avenue, Miami,
Florida, for occupancy by the City's Coral Way NET office.
Coral Way NET office had previously occupied a city -owned building located on 1300 SW 12th
Avenue. On May 2, 2007 a fire rendered the Coral Way NET Office completely unusable. Power had
to be cut to the building due to water and structural damage. According to an assessment made by the
Department of Capital Improvements Projects, the building will have to be demolished and rebuilt given
its age and extent of improvements needed to comply with today's building codes.
Currently, the Coral Way NET staff is housed at Simpson Park's administrative office. This office is at
best suitable for the very short term as Simpson Park is geographically undesirable for this NET office
since it is located in the extremely southeast portion of the NET area. In addition, there is major street
'construction occurring on South Miami Avenue, which is the park's sole access thus making the location
not readily accessible to City of Miami residents.
This office is ideally situated as it is located on a commonly used and well known street (27th Avenue).
It is directly across the street from the area's Publix and can be seen by passers-by who travel down 27th
Avenue. There is ample parking along 23rd Street for residents who arrive by car. The office is on the
first floor and is handicap accessible. The NET Office will receive exclusive use of three parking spaces
adjacent to the building.
The office space at 2299 SW 27th Avenue is priced at $23.14 per square foot ($32,400 /yr) which was
found to be a fair price for ground floor, pedestrian friendly office/retail space in this area. The
Landlord pays their own real estate taxes, insurance, and water for the building with the City paying for
its own electricity use. Comparable rental rates for the area range from $23 to $32 per square foot.
After the passage of the first 12-month period, the City shall have the right at any time to terminate this
agreement upon providing at least 60 days advance written notice.
