HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately .1.292 SW 21 Terrace &. 21.49 SW 13 Avenue FILE NO: 06-01056zc Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: The subject property consists of two lots fronting SW 215` Terrace and SW 13th Ave, (a complete legal description on file at the Hearing Boards Office), from R-1 "Single Family Residential" with SD-12 "Buffer Overlay" to C-1 "Restricted Commercial"® The following findings have been made: ® It is found that lots immediately east and north of the subject lots are designated Single Family Residential. • It is found that the character of SW 213` Terrace is low density residential, specifically single family residential. • It is found that the "Single Family Residential" category allows 9 residential units per acre and the requested "Restricted Commercial" designation will allow 150 residential units per acre. Based on these findings, the Planning Department is recommending denial of the application as presented.
