It faces NW 53rd Street and NW 52'd Terrace between N Miami Avenue and NE Miami Place, The property comprises the entire block with the exception of one parcel located in the northwestern corner of the block, The site is currently designated R-2. Surrounding the subject site is G/l. designation to the east and south, To the north is R-2 with SD-12 and to the west is an R-2 zoning. The subject site is in the Little Haiti NET area, ANALYSIS The Planning Department is recommending APPROVAL of the application as presented based on the following findings: It is found that the G/I is a logical extension of that category since this designation is already within the subject block and will unity the designation with the properties to the West, It is found that the proposed change will unify the whole property with the same zoning designation and under the same ownership, it is found that the proposal is not in compliance with the Miami Comprehensive Neighborhood Plan and a companion application requesting a land use change was presented to PAB and was recommended for approval. 1 Yes No NIA.
