C-1 / RESTRICTED COMMERCIAL APPLICATION TO VARIANCE SUBJECT TO COMPLIANCE WITH ZONING ORDINANCE 11000 and CITY CODE, AS AMENDED, AND ALL APPLICABLE CRITERIA, CONSIDERATIONS AND/OR OTHER REGULATIONS. The proposed development located at "1701 NW 15 ST." will be comprised of a building structure of ten (10) residential stories for a total FAR of approximately 37,418 square feet, providing 69 standard parking spaces in a 107'-6" A.G.L. feet building height at middle of architectural fixture. Pursuant to City of Miami Zoning Ordinance 11000, as amended, the subject proposal for 1701 NW 15 ST., has been submitted and reviewed to allow an application for Variances to relax the terms of the ordinance, subject to all the applicable criteria; REQUEST, for a VARIANCE, as per ARTICLE 9. ZONING DISTRICTS, Section 907.3, Sub -Section 907.3.2. Rule concerning height of buildings abutting residential district, to relax the additional height setback requiring one (1) foot in the horizontal for every two (2) additional feet in the vertical dimension starting at an elevation of forty (40) feet above the flood level. Required: 40 feet with 63.43 degree angle. Proposed: 107 feet - 6 inches. Request of waiver: 67 feet - 6 inches. REQUEST, for a VARIANCE, as per ARTICLE 19, Section 1901, ARTICLE 4, Section 401, Relaxation of Building Footprint; to allow an increase from 40% to 40.6% of the maximum allowed footprint: Allowed: 8,757 square feet (40%) Proposed: 8,889 square feet (40.6%) Requested to be waived: 132 square feet (0.6%) Note: This "Variance" is not including Class II Special Permit to allow A/C unit located less 10 feet t4`roperty line and green. it Maa €y A.
