HomeMy WebLinkAboutPlansTHE EMERALD F R ERLY KNOWN AS EMERALD PLACE ADDRESS: 244 NAV, 72" TERRACE ZONING DESIGNATION: C-2 LIBERAL COMMERCIAL APPLICATION FOR SPECIAL EXCEPTION PERMIT SUBJECT TO COMPLIANCE WITH ZONING ORDINANCE 11000 AND CITY CODE, AS AMENDED, AND ALL APPLICABLE CRITERIA, CONSIDERATIONS AND/OR OTHER REGULATIONS. The proposed development "The Emerald formerly known as Emerald Place" will be comprised of a thirteen (13) story structure of 124 kw income family residential units with approximately 115,811 square feet of floor area. The project will provided 144 off-street parking spaces out of the 216 required off-street parking spaces. The project is already approved as a Multifamily Residential structure of a density equal to R-3 or higher, in this case R-4 under Resolution No. 06-0234, and is seeking approval for a 33.33% reduction in parking requirements for housing for low income families and individuals allowed by Special Exception. Pursuant to Ordinance 11.000, as amended, Supplement 14, the Zoning Ordinance of the City of Miami Florida, the subject proposal for THE EMERALD formerly known as EMERALD PLACE at 244 N.W. 72N TERRACE M:IAMI, FLORIDA, has been submitted and reviewed to allow an application .for Special Exception Permit, subject to all applicable criteria; SPECIAL EXCEPTION, as per ARTICLE 9, ; Section 917.6, Reduction in parking requirements for housing for low incomefamilies and individuals, to alloy up to 50% parking reduction as follows; Required parking spaces Proposed parking spaces Request to waive 216 144 72 (33.33% reduction This SPECIAL EXCEPTION PERMIT encompasses the following Special Permits: CLASS II SPECIAL PERMIT, as per Article 9, Section 903.1, to allow a project to be designed as a single site which it occupies lots divided by ,a street or alley. CLASS II SPECIAL PERMIT, as per ARTICLE 9, Section 917, Sub -Section 917.1.1, Parking maneuvers on public streets or 'sidewalks prohibited; backing into an alley by Class II Special Permit; exceptions, to allow maneuvering on public street; CLASS II SPECIAL PERMIT, as per Article 15, Sect..1512, to request a waiver of City of Miami Parking Guides & Standards requirement .Of one (1) additional foot width dimension on 10 parking stalls (approximately 7% of total proposed parking spaces), where one obstruction, allow ese pa°k.ig stalls abut a colmB, wail, fence, or other physical minimum parking stall width diniension of 8'-6" to be measured from the _t-a.Ce of an' obstruction.
