A RESOLUTION OF THE PLANNING ADVISORY BOARD RECOMMENDING
APPROVAL WITH CONDITIONS AS SPECIFIED BY STAFF OF A MAJOR USE
SPECIAL PERMIT PURSUANT TO ARTICLES 13 AND 17 OF ZONING
ORDINANCE NO. 11000, AS AMENDED, FOR THE ONE BAYFRONT PLAZA
PROJECT, TO BE LOCATED AT APPROXIMATELY 100 SOUTH BISCAYNE
BOULEVARD A.K.A. 360 SOUTHEAST 1ST STREET, MIAMI, FLORIDA, TO
CONSTRUCT AN APPROXIMATE 1,049 FOOT, 70 STORY HIGH MIXED USE
STRUCTURE TO BE COMPRISED OF APPROXIMATELY 850 TOTAL HOTEL
ROOMS WITH RECREATIONAL AMENITIES; APPROXIMATELY 2,125,000
SQUARE FEET OF OFFICE SPACE; APPROXIMATELY 120,000 SQUARE
FEET OF EXHIBITION/BANQUET FLOOR SPACE; APPROXIMATELY 112,000
SQUARE FEET OF RETAIL FLOOR SPACE; AND APPROXIMATELY 2,560
TOTAL PARKING SPACES; PROVIDING FOR CERTAIN FLOOR AREA RATIO
("FAR") BONUSES, WITH THE FOLLOWING ADDITIONAL CONDITION:
INCLUDE IN CONSTRUCTION CONTRACT A PROVISION OF NO TRAFFIC
INTERRUPTION DURING PEAK HOURS (7AM-9AM AND 4PM-6PM); MAKING
FINDINGS OF FACT AND STATING CONCLUSIONS OF LAW; PROVIDING
FOR BINDING EFFECT; CONTAINING A SEVERABILITY CLAUSE AND
PROVIDING FOR AN EFFECTIVE DATE.
