ON -7/a0l0-7. Upon review of the MUSP application, proposed development plan, REP Associates, Inc. Pre -Demolition Inspection Report for Asbestos -Containing Materials, dated April 20th, 2006 and All State Engineering & Testing Consultants, Inc. Environmental Site Assessment Phase — I dated February 25th, 2004 and Certification dated March 16th, 2006, Tree Survey prepared by Ford, Armenteros & Manucy, Inc. dated January 12th, 2007, as well as personal experience in the area surrounding the proposed Altos Pointe development, it is my professional opinion that the development will have favorable impact on the environment. This assessment is based on the following observation: • There will be a Net increase in the number of canopy trees, • Removal of asbestos, • New storm water system (original improvements date from 1924 to 1947), • Garaged Parking versus surface parking, • Removal (if any) of unregistered underground storage tanks (common in area), • Close Proximate to major employment centers will reduce commute time and vehicular traffic, and • Access to public transportation.
