Lewis Trust & Anchorage Owners Association, Inc. c/o Tony Recio, Esq. 2665 South Bayshore Drive, Suite 420 Miami, FL 33133 11 Dear Mr. Recio: ANCHORAGE REPLAT - (SIXTH RESUBM1TTAL) TENTATIVE PLAT #1541-F Locatedalong the northeasterly side•of Anchorage Way Southwesterly of Main Highway The City of Miami Plat and Street Committee, at its meeting of July 6, 2006, approved the above. tentative plat subjectto the following revisions being made to the tentative plat, additional information being provided and/orvariances being granted. • Please be advised that the processing of your tentative plat cannot proceed until these conditions bave been satisfied. 1. The Plat and Street Committee has reviewed the tentative plat of "ANCHORAGE REPLAY" and determined that all technical requirements contained in the Miami City Code Subdivision regulations have been met and has approved the tentative plat. The members of the Plat and Street Committee. have further considered the request for vacation and closure of the easements with respect to Miami City Code requirements and have voted 4 in favor and 0 in denial of this vacation .and closure request . 2, Provide a graphic scale. 3. Correct the scale indicated for the main sketch (1 "=20'). 4. Show a detail and square footage of additional private right-of-way dedicated to Tract "B-1" (the private road). 5. The Anchorage Homeowner Association must execute the final plat. In addition to the above requirements, you should be aware of the following: 1. State and local laws require the installation of various physical improvements in the public rights -of -way when property is platted. These subdivision improvements include paving, drainage, landscaping, sidewalks, etc. In some cases this could represent a substantial investment on your part. 2. The alteration, .relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc. caused by this plat. will be at the property owner's expense. Also, utility ease opts may be rcquirpfl on the property being platte. A building permit will not be issued on the property being platted until the final plat is recorded.. Also, the Certificate of Occupancy for any building construction will be. issued only after all the required subdivision improvements have been completed. • 4,• Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the issuance of a building permit. 5. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a repiat of the property described in the attached Legal Description. The area platted consists of an individual lot containing approximately 15,520 square feet and a private road containing approximately 32,496 square feet. It is zoned R-1, SD-18. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Mark Steven Johnson Sr., Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) A portion of the Westerly 6-foot wide public utility easement of Lot 1, Block 1, ANCHORAGE, Plat Book 122 at Page 64, will be officially vacated and closed under Section 55-15(e), Alternate Method for Vacation and Closure of Platted Easements, of Chapter 55, Subdivision Regulations, of the Code of the City of Miami, Florida, when the plat of ANCHORAGE REPLAT is recorded in the Public Records of Miami -Dade County, Florida..y l (5) The Certificate of Title Examination dated / /4-1-4'�L z « .l-+ae.27 , signed by hada- IY , Attorney, indicates that the fee simple title to the pro perty platted is correctly vested in Peter B. Lewis, as Trustee, and Anchorage Owners Association, Inc., a Florida not -for -profit corporation, and that the Plat has been correctly executed. (6) (7) (8) The area platted is not encumbered by a mortgage. As a result of a field investigation by the Department of Public Works, it has been determined that no improvements shall be required at this time. Therefore, this Plat is forwarded to the City Commission of Miami, Florida, without the usual formality of a Contract and a Bond being provided.
